General Overview
The Floor Tiler is responsible for the installation, repair, and maintenance of various types of flooring within tenanted properties. This role involves preparing surfaces, laying flooring materials, and ensuring high-quality finishes that meet client specifications and industry standards. The Floor-layer must work efficiently, paying close attention to detail, and adhering to all safety regulations.
What will you deliver?
- Prepare subfloors by cleaning, levelling, and smoothing surfaces to ensure proper adhesion of flooring materials.
- Install a variety of flooring materials, including carpet, vinyl, laminate, hardwood, and tile.
- Measure and cut flooring materials to fit specific areas, ensuring precise and accurate installation.
- Apply adhesives, grouts, and other necessary substances to secure flooring materials.
- Repair and replace damaged sections of flooring, matching existing materials and finishes.
- Conduct final inspections to ensure the flooring is installed correctly, meets quality standards, and aligns with client expectations.
- Maintain tools and equipment, ensuring they are in good working condition

Who are we looking for?
- Relevant NVQ Level 2 or equivalent in Floor-laying or a related field.
- Minimum of 2 years of practical experience in floor-laying within the construction industry.
- Basic knowledge of Health & Safety regulations in Construction
- Proficiency in using tools and equipment for floor-laying tasks
- Good communication and customer service skills
- Valid CSCS (Construction Skills Certification Scheme) card.

Mobile Electrician
EQUANS is looking for a Mobile Electrician to join our team in Flintshire at Mold Crown Court on a permanent basis for HMCTS. This is a full time role working 40 hours per week. On offer is a competitive salary and benefits package.
General Overview:
The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of Electrical Buildings Services Engineering Assets, ensuring all activities are completed in a safe and timely manner and in accordance with the contracted output specifications and EQUANS processes and procedures. This includes Legionella control and monitoring activities.
-Ensure that routine PPM is carried out to the electrical infrastructure and plant in accordance with Site task schedules and CAFM.
-Ensure that reactive tasks throughout the sites are completed and be proactive in highlighting areas where improvements can be made.
-Ensure that plant faults and defects are always swiftly remedied to maintain plant in serviceable order.
-Ensure that suitable spares are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works.
-Ensure that all relevant paperwork/CAFM is completed regarding PPM, reactive and breakdown works and that it is passed without delay to the contract administrator.
-Ensure that Method Statements and Risk Assessments are always prepared and used for all tasks undertaken to ensure safe working practices.
-To develop a good working relationship with all members of EQUANS staff, subcontractors and the client representatives.
-Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.
-Ensure the professional image of EQUANS is presented to clients at all times
-Ensure up to date plant logs are kept at all times
-Ensure that all plant rooms under the responsibility of EQUANS are kept in a clean and tidy condition.
-Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance.
-To arrange and provide holiday and sickness cover at short notice and be flexible in their working patterns.
-To undertake lone working when and where required, subject to passing satisfactory training.
-Ensure assigned tasks are actioned and completed as appropriate.
-Ensure an awareness and compliance to the contractual KPI's/SLA's.
-Ensure CAFM system, e.g. PlanOn, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
-To operate a Permit to Work System in accordance with EQUANS Technical and SHEQ processes and client requirements (or approved client system).
-To carry out any other task as directed by the account management team.
-The position will require you to provide engineering support in emergency situations to ensure business and operational continuity.

•Produce Condition / Dilapidation Reports as required
•Ensure supervisor is informed immediately if dangerous circumstances occur
SHEQ
•Comply with requests for information from SHEQ manager
•Ensure you work to company health and safety policy
•Ensue PPE is safe to use
•Report accident and near misses in a timely manner
•Ensure your test equipment is within calibration
•Ensure you follow Method Statements & Risk Assessments for all works
Impact:
Working to high standard of Building Maintenance, we require a fully reliable and competent Electrician who can work on own initiative, within a team or oversee subcontractor’s, producing high quality reports on their findings and work. The role will involve being the face of EQUANS so smart appearance and being able to discuss findings with others including customers is required.
Complexity:
The successful candidate will have the ability to fault find and diagnose and rectify complex Electrical faults and issues unaided.
Have an excellent knowledge of Electrical systems, which will enable the development of switching schedules and Safety Documentation prior to shutdowns.
To plan and oversee electrical shutdowns to permit maintenance or testing.
Qualifications or Required Experience:
- 236 City & Guild Electrical qualified/ 232 or equivalent, 239 Inspection and test desirable but not essential, or any other relevant electrical qualification
- 17th edition IEE Qualified or 18th ideally
- M&E Maintenance background

Fabric Operative - Carpenter

We currently have an exciting opportunity for a Fabric Operative- Carpenter to join our facilities team at North Middlesex University Hospital in Edmonton. This is a permanent full-time position working 40 hours per week from 8am to 5pm / 10am to 7pm, Monday to Friday, alternating weekly.
The role:
- Reporting to the Operations Manager
- Undertake or oversee all fabric works and elements of statutory compliance
- Carry out all fabric duties such as carpentry, painting & decorating, replacing ceiling tiles and laying carpet tiles
- To undertake PPM and reactive works to ensure that all jobs are completed
- To immediately report any potentially dangerous situations
- To order materials and services using ordering system and to update records and job sheets to certify satisfactory delivery/completion
- Carry out and record all required compliance checks such as Water Hygiene checks in accordance with ACOP L8 and Fire Door checks in accordance with BM TRADA and others
- To oversee specialist sub-contractors by escorting round the building and monitoring work

The person:
- Must hold a Fabric or Carpentry qualification to minimum NVQ Level 3 or equivalent and be able to carry out general fabric repairs (doors and panels)
- Will possess varied fabric skills, including fire doors checks/repairs, door panels/fire stopping repairs and shower accessory replacements
- Experience working in a healthcare environment is desirable
- Essential to have an understanding of Permit to Work and Safe Systems of Work
- Strong customer service and communication skills, both written and verbal
- Good understanding of Health & Safety
- Understanding of the Maximo CAFM system is desirable
- Able to work on own initiative as well as within a team; proactive, flexible, can-do attitude

What You’ll Do:

- Qualifications & Experience: Recognised industry qualifications (C&G/NVQ required), with experience in joinery, plumbing, or other related skills.
- Desirable Qualifications: IPAF Powered Access Licence, PASMA, and First Aid certification (not essential but an advantage).
- Skills & Competencies: Experience in building maintenance, plumbing, and multi-skilled tasks. Strong reporting and estimating skills for quotations.

General Overview:
The Roofer is accountable for carrying out roofing installations, repairs, and maintenance on properties managed by the company. They are responsible for ensuring the integrity and functionality of roofing systems while upholding high standards of safety and customer satisfaction.
What will you deliver?
- Install, repair, and maintain roofing systems according to specifications and industry standards.
- Conduct inspections to assess the condition of roofs and identify necessary repairs.

We have an exciting opportunity for an experienced Mechanical Maintenance Supervisor to join our team providing FM maintenance at West Middlesex University Hospital in Isleworth. This is a full-time permanent role working 40 hours per week from 8am to 5pm, Monday to Friday.
The role:
- Will report to the Operations Manager
- To supervise the mechanical/electrical/building trade staff and specialist contractors
- Ensure the immediate and proper allocation of work, and the completion of such work in accordance with the performance monitoring system and to client satisfaction.
- Use of the Maximo CAFM system.
- Order materials and services as required within agreed delegation level and certify satisfactory delivery/completion.
- Monitor trade staff performance, time-keeping and sickness in accordance with Company Policy.
- Provide estimates for quoted works, site measurements, cost control information and maintain necessary records for effective administration as directed.
- Required to undertake training and qualify as Authorised Person and/or Competent Person if required.
- Requirement to work with tools as necessary day to day, during emergencies and supporting staff
- Working 40 hours per week from 8am to 5pm, Monday to Friday. You will be required to participate in a call-out rota system to assist the company in responding to emergency situations.
The person:
- Must hold a recognised mechanical trade apprenticeship and/or relevant qualifications to level 3 (theory and practice) in a relevant mechanical discipline with suitable industry experience; electrical trade qualifications are desirable
- Will have significant experience in a building services environment with comprehensive mechanical and electrical knowledge ideally within a hospital environment
- Will be a team player ideally with supervisory / management experience
- Will be client-focused with a delivery oriented and ‘can-do’ approach to work
- Able to demonstrate knowledge and application of the various trade groups to be managed i.e. building works, mechanical and electrical engineering
- Good communication and customer service skills
- Able to obtain DBS clearance

Static Electrician

We are looking for a skilled Electrical Maintenance Engineer to join our team. The successful candidate will possess strong electrical maintenance knowledge and have completed a recognised apprenticeship. The role focuses on maintaining the safe and continuous operation of electrical supplies, building systems, plant, and equipment. You will be a part of a flexible maintenance team, ensuring the smooth operation of critical hospital systems in areas such as operating theatres, renal, and endoscopy departments.
What will you deliver?
- Adhere to Equans' safe operation standards, including working with Low Voltage, Mechanical, Pressure, Water, Medical Gas, and Confined Spaces systems.
- Follow the Scottish Health Technical Memoranda (SHTMs) and other statutory compliance requirements.
- Perform both planned and reactive electrical maintenance tasks, ensuring timely resolution of issues to avoid contractual penalties.
- Create Method Statements and Risk Assessments for issuing Permits-to-Work.
- Perform tasks such as electrical system maintenance, emergency lighting checks, fire alarm tests, water and medical gas system upkeep, and pressure system maintenance.
- Complete all necessary reports, test certificates, and Task Assessment sheets both electronically and in hard copy.
- Work collaboratively with the Facilities Team Leader, assisting with equipment failures and organising the supply of goods/services as required.
- Participate in overtime work and an on-call rota to support maintenance activities.
- Travel to other sites as needed and liaise professionally with clients, particularly NHS personnel.

Who are we looking for?
- Completed a recognised electrical apprenticeship with proven experience in electrical maintenance.

Maintenance Electrician

We currently have an exciting opportunity for a Maintenance Electrician to join our facilities maintenance team at West Middlesex University Hospital in Isleworth. This is a permanent full-time position working 40 hours per week from 08:00 to 17:00, Monday to Friday.
The role:
- Reporting to the Maintenance Supervisor
- To provide technical engineering support within the Hard FM Services department by carrying out preventative maintenance to deadline plus maintain paperwork to support PPM activities
- To respond to reactive and emergency faults and conduct reactive maintenance work to ensure compliance with KPI’s
- To manage sub-contractors as necessary working to a safe system of work and permit-to-work system
- To undertake AP/RP duties for the disciplines for which you have been appointed
- Working 40 hours per week from 08:00 to 17:00, Monday to Friday with a requirement to participate in the out of hours on call rota and be able to respond/attend site within one hour of the call
The person:
- Must hold a recognised electrical trade apprenticeship and/or relevant qualifications to level 3 (theory and practice) in a relevant electrical discipline with suitable industry experience; AP in HV desirable
- Experience in building services maintenance is essential
- Willingness to attain cross skilling and IT Literate
- Excellent customer service and communication skills
- Demonstrate good planning, organising and prioritising skills
- Ability to show examples of using initiative and judgement to resolve problems
- Experience in a Healthcare environment an advantage
- Must have a good understanding of health & safety best practice; formal training an advantage
