Head of Estates
Equans is looking for a Head of Estates to join our team in the West Midlands on a permanent basis. This is a full-time role working 40 hours per week. On offer is a salary banding of £60,000-£70,000, dependent upon skills and experience, company vehicle or allowance, bonus and benefits package.
The role is based at the Sandwell and West Birmingham NHS Trust estate. The estates consists of retained sites throughout the area including Sandwell Hospital and Birmingham City Hospital as well as the new Midland Metropolitan University Hospital (MMUH) that is due to start delivering clinical services in 2024. The new facility incorporates high level of modern services and technology both in terms of healthcare delivery and building management. Equans are working closely in partnership with the Trust to ensure the completed facility is of a good quality and able to provide a sustainable service to the area not only in respect to healthcare provision but also providing a diverse value to the local community.
The retained site contains a range of building styles and ages with the usual services you would expect to see in a complex facility such as a healthcare estate.
The role is to assist the Director of Estates in the provision and deliver of a high-quality maintenance service. The role will require the holder to take an active role in the day-to-day management of service delivery at the Trust sites including Sandwell Hospital, Birmingham City Hospital and Rowley Regis Hospital as well as potential involvement at the MMUH. Due to the wide range of services and systems installed within the building the role requires a wide range of skills and flexible nature but also provides the opportunity to work in a very rewarding environment with continued opportunity for learning and development.
The Head of Estates will be an essential member of the Senior Management Team with direct responsibility for the effective management of the Estates Operational team including Technical Service Managers and trade staff to ensure all maintenance activities comply with the statutory, NHS, Trust and Company guidelines and contractual requirements to enable the Trust to provide their services to patients in a safe, high-quality environment.
We are looking for a strong strategic thinker with operational experience. The post holder will have excellent people management and collaborate and co-operate with other Service Providers to deliver a customer focused, cost effective and efficient maintenance service to the Trust. Whilst having an assigned responsibility for a specific part of the estate they will be expected to be able to assist and deputize for all areas as required.
What will you deliver?
- Provide operational and technical expertise to the contract team
- Develop of service-related continuous improvement initiatives, from conception to introduction
- Develop and introduce business efficiency measures to ensure a cost effective and best value approach
- Ensure the appropriate level of AP/CP expertise is provided on the contract ensuring statutory compliance Management and delivery of FM services to satisfy service level agreements/KPIs
- Provide adaptability & Resilience – Technical competence with requirement to lead / influence effectiveness, efficiency and continuous improvement within complex healthcare environments
- Provide influence & pragmatism – Able to quickly assess challenges and opportunities, offer pragmatic solutions and influence direction
- Decision making - Ability to accept and work with ambiguity in resolving high volumes of often complex challenges expediently
- Commercial acumen – Commercially savvy in order to drive continuous improvement opportunities
- Ensure all maintenance activities comply with statutory, NHS, Trust and Company guidelines
- Manage and co-ordinate directly employed labour and sub-contractors in reacting to breakdowns and implementing the Planned Preventative Maintenance Systems
- Provide technical assurance advice across the discipline of maintenance services to include complex electrical, mechanical, building and grounds and gardens service
- Review and develop the quality of service at an operational level and Control expenditure as delegated by the Director of Estates
- Act as Authorised or Responsible Person qualified to Health Technical Memoranda (HTM) standard where directed and appointed
- Participate in maintenance on-call Rota
- On occasions travel will be required across the UK and variations in working patterns may be necessary therefore flexibility will be required

Who are we looking for?
- Must have Electrical or Mechanical experience within a Healthcare environment preferably in a PFI or another contract provider role.
- Must have 5 years post qualification experience
- Set direction for the effective maintenance of the estate through continuous review and modification of the Planned Preventative Maintenance program, condition reviews and asset management for mechanical, electrical, building and grounds and gardens services.
- Experience of risk management and health and Safety
- Knowledge of relevant legislation and industry guidelines
- HNC or equivalent in relevant engineering discipline

What will you deliver?
- Manage the Hard Services across the south of the UK, ensuring all available resources work in a collaborative manner

We are looking for a highly competent, operationally focussed Engineering/Technical Manager. You’ll be joining a dynamic and growing central engineering function, with the ability to work autonomously, and within an established group of Engineering Experts.
What will you deliver?
- Acting as the central audit and compliance specialist in Scotland, you’ll be responsible for auditing and supporting a broad spectrum of customer contracts, including within the Manufacturing, Transport, Central Government, Industrial, Retail, Leisure, Healthcare, Education and Corporate Sectors. These will include Private and Public Sector customers (inc. PFI).
- Ensure compliance standards and documentation are understood and implemented by the contract engineering/compliance teams.
- Provide advice to strategic leaders and Subject Matter Expert support (in your specialist discipline) to the Divisions Operational teams regarding all aspects of general Compliance.
- Responsible for the development and delivery of an independent Technical Assurance Auditing Programme in Scotland, supported by the Head of Technical.

Co-ordinating Authorising Engineer and Technical Manager
Equans is looking for a Co-ordinating Authorising Engineer and Technical Manager to join our team. This is a full time role working 40 hours per week, split 50% home based and 50% site based. What will you deliver?
- Setting the strategic direction in the management of electrical compliance and safety in Scotland

- Carry out technical training and Assessments and Appointments as governed by the HV/LV Safety Rules

- Educated to degree level in engineering or equivalent through experience

Regional Facilities Manager
Equans is looking for a Regional Facilities Manager to join our team working across Sidcup / Uxbridge and Edmonton on a permanent basis. This is a full time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.
This role holder is responsible for all aspects of TFM service delivery at the site(s) across the region. Technical Manager
Equans is looking for a Technical Manager to join our HMCTS contract, this role can be based anywhere across the UK on a permanent basis. This is a full time role working 37.5 hours per week. On offer is a competitive salary, bonus and benefits package.
The role holder will take an active role in the consistent Technical Operations Delivery across the Operational structure. The role fulfils the needs associated with implementation, management and delivery of contractual and legal requirements on the HMCTS contract. What will you deliver?

- Supporting the client and any independent auditors on the compliance audit regime ensuring any remedial actions are closed out.

Who are we looking for?
- Previous contract management experience and a good knowledge of building services and legislation
- Experience and track record in working in Facilities Management with a technical background.
- PFI experience
- Must have the ability to think clearly in extreme circumstances.
- H&S Qualification / M&E Qualifications / Water Systems and Legionella Control – HSG274
- Experience of using a CAFM system and a full clean driver’s licence.
- Asbestos awareness
- Able to interact with stakeholders within Equans Services, the clients, other service partners and suppliers.
- Self-motivated and able to work unsupervised and to work as part of a team.
- Flexible and adaptable to change.
