Building Services Supervisor - Fabric, Water & Contractors

We currently have an exciting opportunity for a Building Services Supervisor - Fabric, Water & Contractors to join our Facilities Management team at North Middlesex University Hospital in Edmonton. This is a permanent full-time position working 40 hours per week, Mon to Fri.

The role:

  • Reporting to the Senior Operations Manager
  • To supervise the water management and specialist contractors and internal fabric team
  • To undertake complete management of all PPM’s
  • Use of the Maximo CAFM system.
  • To plan work for trade staff/contract labour.  Supervise trade staff/contract/labour/contractors to ensure work is completed to a defined standard, within agreed time and budget.  
  • Assist Site Management in issuing POs for reactive, remedial, and Life Cycle works and co-ordinating works with Sub-Contractors.
  • Required to undertake training and qualify as AP and/or CP if required.
  • Order materials and services as required within agreed delegation level and certify satisfactory delivery/completion
  • Requirement to work with tools as necessary
  • Working 40 hours per week, Monday to Friday, with participation in the call-out rota system to assist the Company in responding to emergency situations.

Skills, qualifications & experience:

  • Must hold a recognised Electrical, Mechanical or Fabric trade apprenticeship and/or relevant qualifications to level 3 (theory and practice) in a relevant Electrical, Mechanical or Fabric discipline with suitable industry experience.
  • Will have significant experience in a building services environment
  • Will be a team player ideally with prior supervisory / management experience
  • Will be client-focused with a delivery oriented and ‘can-do’ approach to work
  • Able to demonstrate knowledge and application of the various trade groups to be managed i.e. building works, mechanical and electrical engineering
  • Good communication and customer service skills
  • Able to obtain DBS clearance

Equans is working closely in partnership with the National Lottery following a successful bid for an 18-month project.

What will you deliver? 

  • The role involves the Installation and deinstallation of National Lottery equipment across the UK and Ireland at Circa 44,000 retailers.
  • Ensure the project is delivered on time within the stipulated scope and budget
  • Communicate regularly with the dedicated planners.
  • Ensure that when unloading old kit, you store it safely & correctly for the driver to collect.
  • Ensure safe manual handling is adhered to.
  • Excellent service delivery is needed at all Retailers.
  • Ensure that all retailers areas are left in a clean and tidy condition.
  • Keep your vehicle in a safe driving condition.
  • Ensure that any issues/ faults or defects are swiftly reported.
  • Ensure the provision of a Safe and Healthy working environment. To always include the wearing of uniform and PPE.
  • Undertake mandatory training and skill related training as required by the business.
  • Develop a good working relationship with all members of EQUANS Staff, Sub-Contractors, and the Client representatives.
  • Ensure the professional image of EQUANS is always presented to Clients.
  • There will be a requirement to work out of hours to fulfil our maintenance commitments of our customers.
  • Any other task as directed by the contract manager.

Maintenance Technician

Equans is looking for a Maintenance Technician to join our team at Stobhill Hospital, G21 3UW on a permanent basis. This is a full time role working 37.5 hours per week. On offer is a competitive salary and an excellent benefits package.

What will you deliver?

  • You will very much be involved with maintenance and minor works service covering a wide and varied range of general fabric work consisting of, statutory fire door inspections and reactive repairs, smoke and intumescent strip replacement, plaster repairs, painting/touch up, lock repairs and replacement, flooring, tiling, furniture glazing repairs and any other work commensurate within the capabilities of the operator and other works as required at the time.
  • Aid the Technical Team with PPM’s, reactive repairs, renovation and alteration works, general assistance duties, including the 1st response to blocked toilets and shower, boiler resets and hot water / heating issues.
  • Work as appointed by the responsible person to carry out, under the control of the technical team, work on water storage and distribution systems, general fabric and grounds.
  • Record keeping is essential, and a high level of accuracy is required.
  • All fabric related requirements covering two healthcare facilities in the Glasgow area. These are Rowanbank LFPU and Stobhill Hospital. Rowanbank LFPU will be the primary base for the post holder.
  • Work involves the use of regular and specialist tools for which you will be responsible.
  • You may, from time to time, be called to assist in other locations within the business as directed by your line manager who will be the New Stobhill Hospital Team Leader.
  • You will be required to be the on-call engineer covering Rowanbank LFPU only. Payment will be made for any call time accrued over the on-call period. A company van may be provided for use during On-Call activities, this is subject to the vans availability as it is primarily Stobhill Hospitals on-call van.

Who are we looking for?

  • Must have successfully completed a recognised training and have a minimum of 2 years previous experience in a similar role carrying out maintenance duties. Hospital maintenance experience is desirable but not essential.
  • Be competent to undertake/assist work on the type of building service systems and equipment for which the appointment is sought.
  • Be familiar with the type of systems and equipment on which work is required to be undertaken.
  • Possess technical knowledge and sufficient experience to avoid any danger that may be presented by the work to be undertaken.
  • Have an adequate knowledge of and within the preceding three years have received training in first aid (including CPR Training). If not held, training will be given.
  • Desirable but not essential to have some knowledge of all the relevant Scottish Health Technical Memoranda (SHTM) and to work within Permit to Work procedures as appropriate SHTM 06 - 01, BSRIA, L8, pressure systems Regulations 2000, etc).

This role includes a Disclosure Scotland Basic check therefore ability to pass is essential.

  • Keep your vehicle in a safe driving condition.

Equans is looking for a Handy Person to join our team at Sandwell General Hospital in West Bromwich on a permanent basis. This is a full-time role working 40 hours per week. On offer is a salary banding of £22,000 - £24,000 per annum, dependent upon skills and experience and benefits package.

What will you deliver?

  • The Handy Person will be able to assist the team in delivering a comprehensive service by undertaking routine and first line checks for both reactive and planned maintenance workstreams
  • Undertake a proactive role in carrying out first response to reactive jobs and complete tasks such as ventilation grille cleans, Light Cleans, unblocking of toilets, meter readings etc. in accordance with relevant standards and operational procedures and in compliance with legislation and guidance
  • Carry out Planned Preventative Maintenance (PPM) tasks to services across site on various aspects of the building services in accordance with the PPM programme and personal competence and training
  • Minimise penalty deductions by responding in a timely manner to all maintenance issues in accordance with the requirements of the contract
  • Assist in carrying out installation work involved in minor upgrading and adaptation works
  • Assist in carrying out systematic fault finding in a logical and safe manner on malfunctioning equipment
  • Undertake general tidying and cleaning of office and workshop areas

Maintenance Assistant

  • As part of a engineering team you will carry out Planned Preventative Maintenance (PPM) tasks to various services across site on various aspects of the building services in accordance with the PPM programme and personal competence and training
  • Respond in a timely manner to ad-hoc breakdown requests as identified by supervisor / manager or as a minimum, as per site contract
  • Assist in carrying out installation work involved in minor upgrading and adaptation works
  • Assist in carrying out systematic fault finding in a logical and safe manner on malfunctioning equipment
  • Participate where required in on-call rota
