Maintenance Assistant

Equans is looking for 4x Maintenance Assistants to join our team in Blackburn at the Royal Blackburn Teaching Hospital on a permanent basis. This is a full time role working 40 hours per week. On offer is a competitive salary and benefits package.

General Overview
The post holder will have the required maintenance skills to ensure the safe and continuous operation of the site. Working within the response team and reporting to the Mechanical Supervisor and Mechanical Manager.
• To undertake a proactive role in carrying out maintenance, repairs and inspection of building services, fabric, fixtures and fittings. All in accordance with relevant standards and operational procedures and in compliance with legislation and guidance.
• The hours for this role will be 40 hour week.
• Represent Equans in a respectful and professional manner.
• Carry out planned preventative maintenance (PPM) on building services in accordance with the PPM programme and personal competence and training.
• Respond in a timely manner to ad-hoc breakdown requests as identified by the help desk / supervisor / manager or as a minimum, as per site contract.
• Assist in Carrying out installation work involved in minor upgrading and adaptation works.
• Assist in Carrying out systematic fault finding in a logical and safe manner on malfunctioning equipment.
• Carry out duties in accordance with safe working practices within statutory and Company guidelines.
• Safely operate all types of access equipment, hand and power tools in accordance with health & safety, manufacturers’ guidelines and relevant training.
• Ensure the correct use of personal protective equipment and adherence to health & safety and infection control procedures.
• Maintain records as and when appropriate and as required, whether written or electronic.
• Willingness to assist and work flexibly with other colleagues and or contractor’s staff
• Ensure liaison with Wards and Departments as required, ensuring there is minimum disruption whilst carrying out work.
• Undertake training where necessary to learn and maintain skills and to maintain and develop the requirements of the service.
• Carry out risk assessments on-site as instructed by supervisor / manager.
• Collaborate and co-operate with the partners and colleagues to deliver a customer focused service.
• Use initiative to make appropriate decisions, including when working out of hours.
• Diligently complete all required job cards and other work-related paperwork to the required standard whether electronic or hard copy.
• Complete work within the allotted timeframes.
• Carry out any other identified tasks commensurate with role.

Their statutory and contractual obligations whilst simultaneously providing an excellent service to our customers.
The Maintenance Response Operative makes up part of the facilities maintenance team which contributes to the effective and efficient operation of the estate and associated engineering systems that is conducive for the delivery of healthcare.

Complexity:
The Maintenance Assistant will complete engineering and maintenance activities and undertake duties for which they are trained and competent to do. There is an Estates management team based on site that can offer specialised technical advice and who can liaise with the appropriate levels of management to facilitate specialist isolations necessary to undertake certain engineering works.

Qualifications or Required Experience:
• Previously worked within a general maintenance environment.
• Previously worked within a customer facing role
• Previously worked within a healthcare environment (desirable)
• Have experience of computer-based task monitoring systems (CAFM) (desirable)
• Worked on Mechanical Systems, DHW, LPHW, CHW (desirable)
• Electrical qualifications (desirable)

Maintenance Technician Multiskilled (Joiner)

EQUANS is looking for a Maintenance Technician Multiskilled (Joiner) to join our team in Blackburn on a permanent basis for our Lancashire Schools contract. This is a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

General Overview:  
• Carry out building maintenance as required.
• Fire door Maintenance.
• Provide technical solutions for PPM work and fault rectification.
• Undertake fault finding and diagnosis, problem solve and communicate technical knowledge to others.
• Be fully conversant and provide detailed knowledge of plant status, building conditions, and services availability.
• Assist with energy Management across the project.
• Undertake CP/RP duties in specialist field.
• React to technical issues and support the team when required.
• To maintain planned and reactive schedules.
• View BMS PC Information where necessary. 
• Build and maintain effective relationships with existing customers/client.
• Provide out of hours cover in accordance with rota.
• Responsible for ordering of specialist materials in line with company / office policy.

Impact:   
The role is part of a maintenance team delivering a service to 11 Schools across Lancashire and Blackburn. The position is central to the delivery of Technical FM services in line with the FM Contract.

Complexity:

• Participate in Standby Operatives’ on-call rota.

Qualifications or Required Experience:
• Joinery recognised accreditation certificate.
• Fire Door Maintenance an advantage.
• Sufficient experience in the construction / building industry joinery profession.
• Recognised apprenticeship in joinery.
• Previously worked in a FM maintenance environment (ideally education environment).
• Worked on Fire door maintenance.
• Participation in a on call rota.
• Enhanced DBS clearance essential.
• Have a proven track record of practical maintenance skills and fault finding.
• Have a good understanding of services within a building such as boilers/ pressure systems.
• Have sound knowledge of Health and Safety.
• Have the ability to follow site and company policies and procedures .
• Be flexible to out of hours overtime.
• Experience in working in school/PFI environment.
• Full UK driving license.
• Vehicle provided.

Key activities:

  • Reporting to the Operations Manager / Senior Operations Manager
  • To supervise the mechanical/electrical/building trade staff and specialist contractors
  • Ensure the immediate and proper allocation of work, and the completion of such work, in accordance with the performance monitoring system and to client satisfaction.
  • Order materials and services as required within agreed delegation level and certify satisfactory delivery/completion.
  • Monitor trade staff performance, timekeeping and sickness in accordance with Company Policy.

  • Required to undertake training and qualify as AP and/or CP if required.
  • Requirement to work with tools as necessary day to day, during emergencies and supporting staff
  • Working 40 hours per week from 8am to 5pm, Monday to Friday with participation in a call-out rota system to assist the company in responding to emergency situations.

Skills, qualifications & experience:

  • Must hold a recognised electrical or mechanical trade apprenticeship and/or relevant qualifications to level 3 (theory and practice) in a relevant electrical or mechanical discipline with suitable industry experience.
  • Will have significant experience in a building services environment with comprehensive M&E knowledge ideally within a hospital setting
  • Will be a team player ideally with supervisory / management experience and used to working within a large team
  • Will be client-focused with a delivery oriented and ‘can-do’ approach to work

Shift Maintenance Assistant

We have an exciting opportunity for a Shift Maintenance Assistant to join our team providing maintenance at Southmead Hospital in Bristol.  This is a permanent full-time position working an average of 38.5 hours per week on a 4 on 4 off shift pattern of 12 hour shifts DAYS and NIGHTS 07:00 – 19:00 / 19:00 – 07:00.

The role:

  • Reporting to the Shift Lead / M&E Supervisor
  • Undertake maintenance technical duties that are within training and competence, both as planned and reactive work.
  • To order materials and services as required and update records
  • Carry out emergency light testing, replacement of light bulbs and chokes / ballasts unit, maintenance of air conditioning / fan coil units etc.
  • To oversee specialist sub-contractors
  • To cover for other technicians as necessary in various buildings
  • To participate in the on call manager’s rota and work to the demands of the business
  • Working an average of 38.5 hours per week on a 4 on 4 off shift pattern of 12 hour shifts DAYS and NIGHTS 07:00 – 19:00 / 19:00 – 07:00

The person:

  • Must have basic maintenance experience
  • Must have experience of building services and to have worked in an estates/facilities function ideally in a healthcare setting
  • Desirable to have knowledge of Legionella and maintaining Thermostatic Mixing Valves (TMV’s)
  • Strong customer service and communication skills, both written and verbal
  • Able to work on own initiative as well as within a team with a proactive, flexible, can-do attitude
  • Good IT skills - Maximo/CAFM experience would be desirable

Maintenance Assistant

We have an exciting opportunity for a Maintenance Assistant to join our facilities team working on our Greater Manchester Police maintenance contract at Eccles police station and covering various police stations across Greater Manchester as required. This is a permanent full-time position working 40 hours per week, Monday to Friday from 8am to 5pm, plus participation in the on call rota.

  • Reporting to the Maintenance Manager
  • To undertake any allocated jobs as directed by Maintenance Manager, in line with requests sent via PDA/mobile devices
  • To respond promptly and efficiently to breakdowns and ensure all associated paperwork is completed in a satisfactory, accurate and prompt manner
  • To carry out general duties including support by manual labour for relocations and moves, tidying and cleaning Estates areas and Plant rooms.
  • Work alone with minimum supervision or within a team to carry out routine maintenance, repair, and cleaning activity across the estate
  • Responsible for ensuring cleaning materials and chemicals are available at all sites
  • Required to attend training programmes as necessary to meet contract requirements and for self-development purposes.
  • Working 40 hours per week, Monday to Friday from 8am to 5pm with a 1 hour unpaid lunch break plus participation in the on call rota (1 in 5 which includes weekends).

Skills, qualifications & experience:

  • Experience in a maintenance role and of PPM completion is desirable
  • Good customer care and people skills
  • Ability to work well in a team or unsupervised 
  • Basic fabric handyperson skills
  • Knowledge of Health and Safety procedures
  • Must have a full valid UK driving licence due to requirement to travel between sites across Greater Manchester
  • Requirement to achieve and retain relevant vetting clearance required by the client

M&E Maintenance Team Leader

We have an exciting opportunity for an M&E Maintenance Team Leader to join our facilities team working on our Greater Manchester Police maintenance contract at Eccles police station and covering various police stations across Greater Manchester as required. This is a permanent full-time position working 40 hours per week, Monday to Friday from 8am to 5pm, plus participation in the on call rota.

The role:

  • Reporting to the Hard Services Manager
  • To carry out maintenance duties as instructed to the highest
    standards according to contract specifications
  • To establish and maintain good working relationships
  • To manage all first line interaction with the Hard Services Team in a formal and informal capacity
  • To coach and develop employees to ensure all are trained effectively in process and procedure
  • To schedule and assign duties to employees, and ensure the highest quality of work is achieved
  • To manage employee holidays to ensure effective coverage at all times
  • Ensure SLA compliance with works raised and carried out
  • Carry out regular health and safety checks across all sites within the contract
  • To provide additional support and cover in work as and when required
  • Working hours are 40 hours per week, Monday to Friday from 8am to 5pm with 1 hour unpaid lunch break plus participation in the on call rota

The person:

  • Experience in a similar multi-sited role 
  • Must have a full valid UK driving licence due to requirement to travel between sites across Greater Manchester

Roofer

Equans is looking for a Roofer to join our team in Liverpool, working on our contract with Jaguar Land Rover on a permanent basis. This is a full-time role working 40 hours per week. On offer is a salary of up to £30,000 per annum, dependent upon skills and experience and benefits package.

What will you deliver?

  • Undertake planned and reactive roof maintenance tasks including, but not limited to, roof repairs, roof maintenance and cleaning, installation of roof leak containment and any other roof related task deemed necessary to meet the needs of the customer
  • Carry out scheduled maintenance tasks, repairs and operations of equipment and services in accordance with best practice and site requirements
  • Ensure that the Facilities Manager is kept well informed of all aspects of safety performance, roof repair programme and customer circumstances which may impact upon the safe, efficient, reliable and cost effective operation of the plant and smooth operation of the contract
  • Reactive maintenance tasks include identifying roof leak locations, carrying out repairs to felt, asphalt and metal clad roof, clearing blocked roof drainage systems, installing temporary containment measures inside the factory
  • Planned maintenance tasks include inspection and maintenance of roof drainage systems, removal of debris from roof, reporting defects and issues
  • Follow safe systems of work to access and work on roof areas
  • Record a comprehensive log at the end of each shift describing the shift’s activity
