We currently have an exciting opportunity for a Workplace Change Manager to join our FM team working at a prestigious central government building in Westminster. This is a permanent position working 40 hours per week from 0800 to 1700, Monday to Friday. 

Key activities

  • Reporting to the Senior Operations Manager - Property Services
  • To be responsible for the management, pricing, processing and executing all workplace change requests requested by the client
  • To effectively manage and develop the service across the contract, using standards set by the Company
  • To deliver at all times, high-quality Small Works projects within the contract by applying professional expertise and management control, thus ensuring added value, increased productivity, and cost-effective service. 
  • Develop understanding of contractual issues, effective pricing and liabilities/risks on work, understand risk and how to commercially manage it
  • To manage the contract change logs, manage and chair the Stage 0 / ACN process ensuring Project Execution Plans are submitted with clear project strategies
  • To manage all associated subcontractors, when works are to be self/operationally delivered in accordance with company procedures and ensure that activities comply with client protocols
  • To produce schedules of work, pricing templates to allow analysis
  • To prepare reports, tenders, presentations, and other documents as required, maintaining confidentiality at all times
  • Working 40 hours per week from 0800 to 1700, Monday to Friday.  

Skills, experience, and qualifications

  • Proven experience and knowledge of project management principles, methodologies and tools is essential
  • Must have prior experience working on a PFI contract
  • Change Management experience
  • Excellent organisational skills with the ability to manage multiple tasks to time driven deliverables
  • Developed knowledge of Microsoft Projects, Word, Excel, Power Point and Visio
  • Experience in risk management, communications, and reporting
  • Exceptional communication skills, both written and verbal
  • Strong team player with the ability to work collaboratively

Senior Technical Services Manager

Equans is looking for a Senior Technical Services Manager to join our team in Manchester at Tameside and Salford hospitals on a permanent basis. This is a full time role working 37.5hours per week. On offer is a salary up to £60,000, bonus and company vehicle or allowance and benefits package.

The Senior Technical Services Manager is to be based at Tameside General Hospital/Salford Royal Hospital as required. The role holder will report to the Head of Technical.

You will lead, motivate, support, and provide direct guidance to the Technical Managers, Supervisors and operatives in providing the technical service delivery across both estates.

Ensure delivery of effective and efficient maintenance services encompassing mechanical, electrical, building fabric and small project management.

Core elements will include Health & Safety, communication between the internal technical team and client contacts on day-to-day activities, owning statutory and mandatory compliance.

What will you deliver?

  • Ensure the provision of healthy and safe working conditions and that both clients and Company health and safety policy and process is effectively implemented across both Equans and subcontractors’ activities and are regularly review
  • Maintain compliance and ensure it is fully up to date from respective technical managers/supervisors.
  • Delivery of Monthly KPI’s Evidence & Promote harmonised team working. Co-ordinating with the Performance & Workflow Manager. –
  • Allow Technical Managers to focus and concentrate on BAU, being the supporting interface between client communications.
  • Working with direct reports to ensure the collaborative development of the business, effective teamworking, and support to colleagues. - Ensure safe systems of work are in place and always used.
  • Undertake AP/RP positions/duties such as L8, Med Gas - Ensure adherence to all Statutory Standards and Regulations and Department of Health requirements.
  • Attend Union meetings, Health & Safety forums, Employee Forums and other regular meetings with staff and the client on a regular basis.
  • Delegate when required for the Head of Technical Services. - Ensure that staff performance is managed as required through for example, performance appraisals, disciplinary proceedings, and grievances.
  • Ensure that the Technical Services Team have a customer focussed and service delivery culture. Support on the delivery of lifecycle and projects across both hospitals.
  • Proactively identify and manage the professional development and training needs of the technical staff.
  • Produce technical reports and evidence as required for assurance and auditing.

Who are we looking for?

  • ONC/C&G or equivalent in relevant mechanical/electrical/building engineering discipline.
  • Proven management experience of Hard FM teams.
  • Knowledge and understanding of HTM’s/HBN’s, British Standards.
  • Sound awareness of risk assessment and working safely with equipment.
  • Sound knowledge of Health & Safety. Preferably have IOSH or above.
  • Ability to measure, works to plans (method statements), read technical diagrams.
  • PFI Healthcare experience would be an advantage
  • The post holder will demonstrate leadership, flexibility, and efficiency in responding to changing business requirements and will establish good working relationships with other team members and clients.

Site Supervisor

EQUANS is looking for a Site Supervisor to join our team in Stretford, Manchester on a permanent basis for our Peel Group contract - this will be managing the Trafford Palazzo site. This is a full time role working 40 hours per week. On offer is a competitive salary and benefits package. 

General Overview:
Trafford Palazzo is a new addition to the existing Peel Land & Property contract and now have a requirement for a working Supervisor on site supervising the small team site team, ensuring that all PPM and Reactive Works are completed, adhering to the contract specifications and customer SLA’s. Working closely with the customer ensuring as a business we react quickly to customer requests prioritising accordingly. Providing engineering support as and when required whether this be in critical situations or to ensure business continuity. Supporting the Account Manager to collaborate and streamline processes which directly impact the business and specific contract.

Impact:
A Working Supervisory Role, that is client facing where integrity is absolute paramount. The ability to interact at all levels and build on strong relationships with the customer. Promote a ‘can do’ attitude to ensure positivity within the team and demonstrate a willingness to achieve and deliver both operationally and technically.

Complexity:
• To effectively manage a small team carrying out all aspects of maintenance in accordance with strict KPIs/SLAs and in a safe working environment
• As a Site Supervisor, provide timely support to maintain the highest standard of statutory compliance. Ensure compliance with all legislative requirements in accordance with the EQUANS Environmental Health & Safety policy, quality, sustainability and energy efficiency related standards
• As a supplier of information, assist in producing all required documentation to ensure that any incidents are recorded and escalated as per the requirements of the contract. Not limited to, but including, risk management, operational continuity, and operational equipment status reports
• Delivery of all specialist engineering services activities obligations under the Contract
• Plan, deliver and review all aspects relating to the provision of specialist engineering services carried out by internal engineering staff and subcontractors
• Liaise with all EQUANS Engineers and Admin Staff to ensure effective service delivery
• Act as the first point of contact for all site issues
• Compile quotations for customer submission/approval
• Assist the Account Manager in the first instance in the supervision of sub-contractors and specialist providers where required
• Manage the day to day running of the small site team

Qualifications or Required Experience:
• A Time served Electrician with City & Guilds part one & two in Electrical installation, City & Guilds Inspection & Testing and IEE 18th Edition
• Substantial knowledge and experience of building services/ FM Delivery including legislation or a willingness to learn
• Commercial awareness
• Team working experience
• Working knowledge of Microsoft Office, including Word and Outlook
• Experience of working with a CAFM system

Operations Manager

Equans is looking for an Operations Manager to join our team at Barnet Hospital on a permanent basis. This is a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

 

The post holder will be responsible for the Operational service performance of the site engineering, Fabric and Grounds team, ensuring the high level of service delivery required by the business and in accordance with the contract specification (PA) and all company procedures. To coordinate the site Operational teams, operational staff and subcontractors to deliver service in accordance with company procedures and ensure that activities comply with company and client protocols.

What will you deliver?

  • To assume ownership of the day to day site operation, taking responsibility for the delivery of services to the highest standard, ensuring the effective management of staff, the provision of excellent customer service and compliance with contract and company requirements
  • Responsible for the effective management of service delivery whilst complying to all contractual obligations
  • To effectively manage the site operational team and sub-contractors in order to achieve the highest levels of service delivery whilst observing financial efficiencies
  • To assist in the formulation of budgets, business plans and departmental strategies to meet the demands of service provision and build continuous improvement
  • The effective management of all HR related issues for staff ensuring the close liaison with the contract’s HR Manager to ensure that all issues are dealt with in accordance with company procedures and timescales, including probationary and performance reviews, absences, disciplinary, and performance management appraisals
  • To liaise with the client as required, day to day and with regular meetings as required in order to ensure any concerns are addressed professionally and satisfactorily
  • To manage business supply chains efficiency in order to achieve best value for money in the procurement of goods and services
  • To manage all associated subcontracted services and to ensure that subcontractors are able to carry out their duties in a safe and timely manner and that work is contractually compliant.  Review all associated paperwork and oversee regular service review meetings
  • To Manage PPM works process to ensure that SLA’s are met and that any remedial works is picked up via the site workflow process
  • To submit quotations, estimates and tenders for additional work as required and to be responsible for the review preparation, accuracy and processing of all accounts following completion of projects/events, in accordance with company guidelines and procedures
  • Responsible for overseeing the accurate completion of all necessary documentation, works records and statutory records
  • To compile various contractual and operational reports as required by the Senior Operations Manager or General Manager
  • To present a professional and polite image to all customers whilst maintaining and promoting good communication and developing relationships with the client, other service partners and colleagues at all levels, ensuring the delivery of consistently high standards of customer service
  • To fulfil health and safety responsibilities by adherence to the requirements of the Company's Health & Safety Policy and Health & Safety Management Plans

Assistant Estates Manager-Fabric

Equans is looking for an Assistant Estates Manager- Fabric to join our team at Queen Elizabeth Hospital on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary and benefits package.

The role is to assist the Technical Services Managers in the provision of Hard FM & Lifecycle Services whilst delivering a high-quality and statutory compliant maintenance service. The role will include assisting in the operation, repair and maintenance of Building, Fabric & Civil services whilst working within a multi-disciplinary hard service team environment.

The role is vital to ensure that the estate is maintained to a high compliant standard and that all statutory requirements are fully complied with and documented for all services and facilities under the control of the contract. The role will work alongside the Fabric Days AEM to ensure that all aspects of the Building Fabric service are covered.

What will you deliver?

  • Work in collaboration with all other AEMs to provide an efficient and cohesive service across the Estate for the Fabric discipline
  • Manage the day-to-day performance of in-house labour and Fabric Subcontractors: Planned, Corrective and Reactive maintenance tasks
  • Managing and directing Subcontractors in a safe and efficient manner
  • Deliver training to staff on relevant subjects as appropriate so experience is gained (e.g., toolbox talks & trade specific subject matter)
  • Directly accountable for day to day matters to the Technical Services Managers
  • Ensure that planned and scheduled preventative maintenance activities for buildings, plant and equipment using the Maximo system or other works management system, are compliant with Statute, Contract Requirements, Regulations, ACOP’s and Guidance (HTM’s)
  • Responsible for specific elements of budgetary control and give additional assistance with financial controls with reference to departmental budgetary control, regular stock takes and asset list refreshes
  • Carry out inspections and audits of both in house and 3rd party staff to ensure compliance with Contract Requirements, in a timely manner, to the required standard and documented correctly
  • Responsible for the safety of plant, equipment and infrastructure, compliance documentation and for safe working practices
  • Responsible for the execution of any other estates and facilities related duties in an emergency/urgent situation, as directed by the Technical Services Managers or Senior Management Team
  • Participate as a member of the Estates Team by achieving Authorised Person (AP) status in several disciplines as required and directed by Senior Management Team
  • Responsible for participating in the ‘on call’ Rota as and when required, as directed by Senior Management
  • Carry out EQUANS's Management Safety Visits and compliance audits (MSV) Across the contract on both Internal work force and Sub-contractors
  • Carry out Monthly minimum 10% Audit checks on works carried out by the estate’s teams ensuring compliance, report shortfalls and training requirements

  • Relevant City & Guilds, or equivalent, qualification in Building Fabric Related discipline to Level 2 & 3
  • High level of verbal, written and numeric skills and must be computer literate with knowledge of CAFM systems and all Microsoft Office packages

Energy Manager

We have an exciting opportunity for an Energy Manager to join our Facilities Management team at Broomfield Hospital in Chelmsford on a permanent basis. This is a full-time role working 40 hours per week, Monday to Friday.

 

Key activities:

  • Reporting to the General Manager
  • To lead the execution and provision of Energy Management Services across the whole Broomfield Hospital Estate and in conjunction with Mid and South Essex Hospital Trust.  This shall include utilities monitoring and reporting, compliance, project identification and development.
  • To provide professional advice in the delivery of energy saving initiatives, ranging from no/low cost actions to major energy projects
  • To liaise with the energy engineering team for support in development of projects
  • To be a dynamic and enthusiastic lead for energy saving initiatives
  • Supervise, co-ordinate and administer the daily operations and energy utilities within the Estate
  • Undertake options appraisals, feasibility studies and develop business cases for project programmes; agree strategy for implementation utilising and co-ordinating Energy Engineering resources where applicable
  • Formulation, setting and monitoring of the annual energy budget.  Develop forecast and reports for budget establishment incorporating energy consumption and conservation impact.
  • Produce monthly energy reports
  • Working 40 hours per week, Monday to Friday from 08:00 to 17:00.

Skills, qualifications & experience:

  • Degree qualified BSc/BEng in Building Services / Mechanical / Electrical Engineering or similar
  • Will be a strong communicator at all levels with proven project management skills
  • Ideally hold membership of the Energy Management Association and have an Energy Management qualification
  • Demonstrable commitment to energy management, sustainability and the conservation of energy and finite resources
  • Strong knowledge of legislative requirements in relation to Health and Safety and Environmental policies
  • Excellent presentation skills: Reports, Spreadsheets and PowerPoint

Project Manager

Equans is looking for a Project Manager to join our team in Blackburn on a permanent basis. This is a full time role working 40 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

What will you deliver?

  • Lifecycle and Variations Project Management, ensuring all Projects are managed, operated and completed with uncompromised efficiency, on time and to budget.
  • Liaison with all relevant parties involved with Projects, including working with the Client to interpret and develop a brief/scope of works in order achieving sign off prior to works commencement, planning, during the works and through to completion.
  • Full financial responsibility for circa £1.5M in revenue.
  • Follow the Company and on-site Developments process ensuring all relevant documentation is prepared/completed including the provision of costs, programmes, risk analysis, PPP works documentation etc.
  • Ensure all Project files are maintained to provide a fully auditable administrative trail in line with ISO accreditation.
  • Produce an overall plan for works (including design, procurement, PPP pack review and sign off, works/construction, commissioning, training etc) for the Project to ensure the completion date is achieved and without incident.
  • Procure competent Contractors to carry out the design, works/construction and commissioning of the proposed development.
  • Monitor the progress of the design, works/construction and commissioning activities and action accordingly to ensure the works are completed within the time, budget, and safety and to the required quality.

Hub Manager

Equans is looking for a Hub Manager to join our team at The University of Cambridge on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

An exciting opportunity has become available for a Hub Manager to join a forward-thinking company with great backing at the early stages of the contract, as we go through rapid growth, in a highly varied and interesting role, where you can make a real difference to the future success. Based at our Cambridge office, we are looking to drive the innovation process across the contract to establish a high-performing workplace function.

The Hub Manager will have a strong background in Plant & Equipment Maintenance with experience in delivering and evidencing continuous improvements whilst remaining compliant to operational specifications with an in-depth knowledge of all engineering plant and systems onsite and act as a Technical Lead for the contract.

They will be always responsible for the delivery of the service at their respective Hub throughout the service period.  The role requires them to work in partnership with the UoC Hub Engineering Managers, the Technical Excellence Managers and Statutory Compliance team to enhance service delivery ensure Project Compliance and Statutory Compliance, respectively.

Focus will be needed to drive efficiency and value for money through the performance of the delivery team.  It will be important for them to liaise with stakeholders for the planning and execution of planned and reactive works.

The Hub manager will be required to audit, and quality checking of works completed to ensure there is a step change in service quality and statutory compliance performance.  They will support delivery teams with technical knowledge and training.  In conjunction with the SHEQ Manager, provide first hand investigations and support for incidents, occurrences and breaches and the delivery of proactive, corrective, and retrospective action.

The ideal candidate will be a technical professional with strong M&E and Building Fabric skills who has proven experience motivating engineers and sub-contractors to achieve client expectations.

What will you deliver?

  • Monitor quality and performance against schedules of contractually agreed KPI and SLA's
  • Ensure the company's H&S, Environmental & Quality procedures are adhered to on site
  • Review RAMS for PPM, Reactive and Remedial works within the M&E and Building Fabric and ensure maintenance activities align with performance targets
  • Following appointment by the relevant AE’s, carry out the duties of AP/CP roles as required
  • Carry out audits of completed works, review potential failures & implement mitigating procedures
  • Meet with contract teams to review performance, opportunities, and risks
  • Tracking of all NCR’s and liaise with operational team to close out
  • Monitor and review of all Work in Progress (WIP)
  • Identify technical developments & training plans including annual appraisals of team members
  • Review processes & procedures and propose improvements to systems
  • Ensure that appropriate and standardised record keeping is in place
  • Excellent organisational skills and an ability to prioritise workloads to ensure deadlines are met
  • Identify compliance gaps and working with the operations team to support the solution
  • Liaise with subcontractors & prepare quotations for submission to the client for extra works
  • Ensure that the internal, external and client audits are aligned, thus mitigating duplication, and improving the overall efficiency of processes
  • Assist the operational teams when preparing for audits, ensure that their records are maintained to an appropriate standard and are available as required
  • Monitor the response of audit findings and implement actions to prevent a reoccurrence
  • Proactively share best practices

Who are we looking for?

  • HND / HNC technical discipline / degree or equivalent experience in an appropriate field (Mechanical / Electrical Systems)
  • Experience gained particularly within the Facilities Management environment
  • Extensive engineering knowledge associated with +5 years delivery at senior level within a contract
  • Management experience in delivery of +£10m Engineering Operations. (Public / Private sector)
  • Delivery of ongoing transformational experience alongside BAU delivery of a challenging account
  • Extensive experience in managing structured customer expectations whilst providing efficiency of delivery, alongside a customer third party audit structure
  • A full driving licence is required
