Technical Services Manager (Fabric)

Equans is looking for a Technical Services Manager (Fabric) to join our team at Midland Metropolitan University Hospital on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

The role is based at the new Midland Metropolitan University Hospital (MMUH) which is due to start delivering clinical services in 2024. The new facility incorporates high level of modern services and technology both in terms of healthcare delivery and building management. Equans are working closely in partnership with the Trust to ensure the completed facility is of a good quality and able to provide a sustainable service to the area not only in respect to healthcare provision but also providing a diverse value to the local community.

The role is to assist the Head of Estates in the provision and deliver of a high-quality maintenance service. The role will also include assisting in the operation, repair and maintenance of building fabric and engineering services while working within a multi-disciplinary hard service team environment. Due to the wide range of services and systems installed within the building the role requires a wide range of skills and flexible nature but also provides the opportunity to work in a very rewarding environment with continued opportunity for learning and development.

The post holder will also collaborate and co-operate with the Trust to deliver customer focused, cost effective and efficient maintenance service.

Whilst the role will be based at the MMUH Equans are also responsible for the maintenance of other sites within the Trust’s estate and it is possible that the post holder will be required to work at other sites and may be requested to vary hours to cover shifts patterns where needed to cover annual leave and sickness.

What will you deliver?

  • Directly accountable for day-to-day matters to the Head of Estates
  • Actively manage and monitor appropriate completion of all PPM activities in conjunction with the Assistant Technical Services Managers for fabric and grounds and gardens items using the Maximo system, with consideration to statute, Regulations, ACOP’s and Guidance (HTM’s)
  • Undertake negotiations with subcontractors and suppliers to provide a cost-effective service with reference to the contract SLA’s
  • Responsible for budgetary control of allocated budgets and give additional assistance with financial controls across other areas of the contract with reference to departmental budget, stock, contracts etc
  • To review the quality of work undertaken by both directly employed staff and contractors
  • Ensure cover is provided at all times by ensuring shift rota’s are adequately covered or for fabric staff that an appropriate out of hours service is available
  • Responsible for the safety of plant, equipment and infrastructure and for safe working practices
  • Actively promote, monitor and manage adherence to all Statutory Standards and Regulations and Department of Health requirements
  • Attend and/or chair as required Health & Safety forums with staff and the client on a regular basis
  • Participate as a member of the Estates Team by achieving Authorised Person (AP) or Responsible Person (RP) status in a number of disciplines as required and directed by Senior Management Team which will include the following key disciplines along with any other disciplines deemed necessary
    • Medical Gas Systems
    • Fire
    • Confined Spaces
    • Working at Heights
  • Required to participating in the ‘on call’ rota as and when required, after suitable training and relevant experience is gained as directed by Senior Management
  • Required to supervision and participating in a ‘recall to work’ procedure for emergency repairs as required when not on call

Who are we looking for?

  • City and Guild or equivalent qualification in a relevant discipline
  • High level of verbal, written and numeric skills and must be computer literate
  • A sound knowledge of standard spreadsheet packages and computerised estates and project management systems

Sub Contractor Manager

Equans is looking for 2 x Sub-contractor Managers to join our team in Heysham Power Station on a permanent basis. This is a full-time role working 37 hours per week. On offer is a competitive salary and benefits package.

The role holder will coordinate subcontractor activities on site. By setting and maintaining a high standard of SHEQ compliance from all subcontractors who operate on behalf of Equans at Heysham 2 Power Station.

What will you deliver?

  • Manage Equans SMOC process and ensure any subcontractors working on site are fully approved on SMOC with relevant SMOC documentation in place.
  • Conduct subcontractor inaugural meetings with subcontractors before work can commence. (Every annual)
  • Oversee / manager any subcontractor supervisors/field supervisors, ensuring supervision is meeting expectations. (Suitable setting to work, pre job brief, spot checks etc)
  • Meet/greet subcontractors working on behalf of Equans on day of work.
  • Update subcontractor manager board
  • Conduct a robust setting to work and pre job brief with subcontractors working for Equans. (Where required)
  • Review subcontractor RAMS prior to work and review on day of work with subcontractors ensuring subcontractors understand their RAMS/SSOW and sign off stating they understand and will follow their RAMS when working.
  • Ensure any high risk works subcontractors undertaken are approved to complete by local ISM, ensuring local ISM has reviewed and approved subcontractor RAMS prior to task commencing.
  • Supervise and oversee works in the field by completing regular spot checks on subcontractor working. (active supervision)
  • Liaise with operations manages/supervisors planning subcontractor works and build strong relationships with teams to support subcontractor works.
  • Review subcontractor performance on regular basis and feedback to operation managers and local ISM on any Health & Safety concerns/issues.
  • Core focal point for site overseeing contractor management on day-to-day basis.

Mobile Water Treatment Technician

Equans is looking for a Mobile Water Treatment Technician (Tier 2) to join our team in The South of England. The ideal location to be based will be able to cover from Reading down to Hampshire, into London and the South East. This is a permanent, full-time role, working 40 hours per week. What will you deliver?  

  • Representing EQUANS Water Compliance as a Water Treatment Technician to execute the self-delivery of all Water Treatment services across the South and South East of the UK
  • As a Tier 2 Water Treatment Technician - You will encompass Tier 1 (Temperature Monitoring, Showerhead Descales, Cold Water Storage Tank Inspections and Cleans, Cooling Tower Clean and Disinfections, TMV Servicing, Water Sampling) and Tier 2 (Dosing of Inhibitor and Biocide, LTHW Systems Testing and Analysis)
  • Carry out PPM service visits using appropriate tools and systems
  • Ensure all site L8 logbooks where acting as the Primary Technician are in date and accurate
  • Liaise with procurement for material purchases using preferred supplier’s list

Mechanical Technical Services Manager

Equans is looking for a Mechanical Technical Services Manager to join our team at Worcester Royal Hospital on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

 

Reporting to the Senior Account Manager, the post holder will be responsible for coordinating the activities of the maintenance services in accordance with the requirements of the Private Finance Initiative (PFI) Concession Agreement at Worcestershire Royal Hospital.

 

Responsible for the effective management of Assistant Technical Services Managers and trade staff ensuring all maintenance activities comply with the statutory, NHS, Trust and Company guidelines.

The post holder will also collaborate and co-operate with the Service Providers to deliver customer focused, cost effective and efficient maintenance service.

What will you deliver?

  • Manage and co-ordinate directly employed labour and sub-contractors in reacting to breakdowns and implementing the Planned Preventative Maintenance Systems
  • Ensure all maintenance activities comply with statutory, NHS, Trust and Company guidelines
  • Provide technical assurance advice across the discipline of maintenance services
  • Review and develop the quality of service at an operational level and Control expenditure as delegated by the Contract Manager
  • Ensure all staff are trained and aware of health and safety responsibilities in accordance with statutory, NHS and Trust guidelines and the companies Incident and Behavioural Safety Initiatives
  • Positively manage relationships with stakeholders and Trust representatives to enhance perception of service provision

Assistant Estates Manager-Fabric

Equans is looking for an Assistant Estates Manager- Fabric to join our team at Queen Elizabeth Hospital on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary and benefits package.

The role is to assist the Technical Services Managers in the provision of Hard FM & Lifecycle Services whilst delivering a high-quality and statutory compliant maintenance service. The role will include assisting in the operation, repair and maintenance of Building, Fabric & Civil services whilst working within a multi-disciplinary hard service team environment.

The role is vital to ensure that the estate is maintained to a high compliant standard and that all statutory requirements are fully complied with and documented for all services and facilities under the control of the contract. The role will work alongside the Fabric Days AEM to ensure that all aspects of the Building Fabric service are covered.

What will you deliver?

  • Work in collaboration with all other AEMs to provide an efficient and cohesive service across the Estate for the Fabric discipline
  • Manage the day-to-day performance of in-house labour and Fabric Subcontractors: Planned, Corrective and Reactive maintenance tasks
  • Managing and directing Subcontractors in a safe and efficient manner
  • Deliver training to staff on relevant subjects as appropriate so experience is gained (e.g., toolbox talks & trade specific subject matter)
  • Directly accountable for day to day matters to the Technical Services Managers
  • Ensure that planned and scheduled preventative maintenance activities for buildings, plant and equipment using the Maximo system or other works management system, are compliant with Statute, Contract Requirements, Regulations, ACOP’s and Guidance (HTM’s)
  • Responsible for specific elements of budgetary control and give additional assistance with financial controls with reference to departmental budgetary control, regular stock takes and asset list refreshes
  • Carry out inspections and audits of both in house and 3rd party staff to ensure compliance with Contract Requirements, in a timely manner, to the required standard and documented correctly

  • Responsible for the execution of any other estates and facilities related duties in an emergency/urgent situation, as directed by the Technical Services Managers or Senior Management Team

  • Responsible for participating in the ‘on call’ Rota as and when required, as directed by Senior Management
  • Carry out EQUANS's Management Safety Visits and compliance audits (MSV) Across the contract on both Internal work force and Sub-contractors
  • Carry out Monthly minimum 10% Audit checks on works carried out by the estate’s teams ensuring compliance, report shortfalls and training requirements

Lifecycle Programme Manager

Equans is looking for a Lifecycle Programme Manager to join our team in London on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a salary of up to £60,000, dependent upon skills and experience, company vehicle or allowance, bonus and benefits package.

The post holder will be responsible for the management and delivery of the Lifecycle replacement programme for the London School PFI portfolio of c15 schools. Ensuring the overall lifecycle planning and delivery of capital works, service variation and lifecycle projects as part of the London Schools management team, to manage site H&S, CDM, site management, snagging and hangover of every project, as required.

The team will typically be delivering 25+ projects at any one time ranging from £1k to £1M+, comprising small works, minor maintenance projects to larger and more complex lifecycle and capital works. Projects are run to tight and pre-determined timescales within the constraints of the PFI contract and should be delivered to ensure a favourable financial return.

We are looking for a driven individual to add expertise and dimension to the London Schools management team. The individual will be able to demonstrate flexibility and efficiency in responding to a changing workload and business imperatives while able to establish excellent working relationships within the existing team and clients alike. Experience within a contractual, KPI-driven environment and exposure to a PFI environment a pre-requisite.

What will you deliver?

  • Manage works implementation to ensure projects are delivered safely; on time; on budget and are to a high standard from inception to final account stage
  • Prepare and review 5 year and annual maintenance plans in conjunction with lifecycle team, prioritising projects based on budgets, condition surveys, and coordination with Equans operational team and client key stakeholders
  • Ensure the project pipeline is managed in accordance with all contractual KPI requirements, while complying with Equans internal governance processes
  • Make sure project risks are identified and managed through effective mitigation measures
  • Monitor and communicate project financial performance and administration for all assigned projects
  • Oversee the co-ordination of operatives, sub-contractors and suppliers in a planned and controlled manner ensuring efficiency and minimising costs
  • Assist the commercial team in the initial contract negotiation process; project costs and delivery timescales; identifying possible conflict and problem solving as required
  • Act as a point of contact, managing relationships with all stakeholders, consultants and service providers, with emphasis on client satisfaction and business excellence
  • Implement and comply with Equans policies and procedures, all legal requirements and best practice within Equans including regular safety inspections within the allocated business area
  • Completion and / or review of risk assessments for on-site work activities
  • Produce progress and other reports, as requested, to a high standard
  • Requirement to work within and around the needs of a school environment (as appropriate)

Who are we looking for?

  • Experience operating in the public and / or private FM sector with a demonstrable track record of directly managing capital works within a large and complex estate is essential, preferably within a PFI environment
  • Self-starter, able to work on own initiative as a conscientious team player
  • Organised communicator with strong inter-personal skills
  • High level of verbal, written and numeric skills

Project Manager

EQUANS is looking for a Project Manager to join our team at Barnett Hospital on a permanent basis. This is a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

This role is fundamental to the delivery of all projects and lifecycle works on behalf of Equans and the Client. Meeting the Clients needs and ensuring works are delivered within budget and on time is paramount and the post holder needs to reflect this in the day-day operations. All projects must ensure a favourable financial return. 

As part of the Project Management team you will take full accountability for the delivery of projects across the PFI site. Your role will be fundamental to the efficient delivery of projects to both the SPV and Trust who you will build relationships with as part of your role. You will be expected to work well with the remainder of the team and support the wider Operational team to support the business in its Contractual delivery.

The ideal candidate will have an M&E or construction background and previous experience of end to end project management, being responsible for development through to completion.

What will you deliver?

  • Take profit and loss responsibility for those projects allocated to you.  To own each project and delivery with a high degree of attention to design, construction and financial detail.  Deliver projects without LADs being applied
  • From resources available, draw together matrix managed teams to deliver owned projects.  These may be from a combination of in-house and out-sourced resources
  • To be accountable for the service delivery in accordance with business systems, such as quality assurance, environmental management system, financial systems, administration and policies
  • Through a recognised process (usually identified by the client process e.g. RIBA plan of work) create strategic, operational and tactical programmes to demonstrate how projects will be delivered.  Set and manage management and client expectations through clear communications centred around programme/construction programme, budget (internal / external) and the quality of services delivered during live projects until completion and post completion assessment
  • To Manage the development of detailed Work Method Statements, Risk and COSHH and CDM assessments for all work activity undertaken by in-house and contracted staff ensuring complete compliance.  Maintain high and statutory compliant health and safety standards on project sites at all times
  • To appoint, manage, monitor and co-ordinate consultants as required and the on site activities of all sub-contractors with regard to programme and ensuring that appropriate planning consents, CDM requirements, Method Statements, Risk and COSHH Assessments and Permits to Work are in place prior to work commencing
  • In accordance with contract forms, manage projects within the specified terms.  Ensure risk is appropriately considered for sub-contract transfer or reviewed in conjunction with procurement / legal departments to agree risk share
  • In conjunction with Purchasing Department colleagues prepare and issue documentation for schedules of rates, quotations, tenders and term contracts as appropriate. Carry out tender evaluations and check that returned documents conform to requirements
  • Promote effective and efficient co-ordination and integration between the projects team(s) and other departments on the contract and wider Equans managers.  Promote effective and efficient co-ordination and integration.  Ensure projects delivered do not compromise TFM/PFI KPIs or render space unavailable
  • Provide urgent management information when required, weekly up-dates and monthly management information for pipeline, cashflow, budgetary and ‘Gesion’ purposes
  • To develop business opportunities within and external to the contract where appropriate
  • Produce business approval & revue documentation for the launch of new tenders at bid stage, tender receipt and analysis stage and documentation for board ‘Bouclage’ approval to proceed to submission
  • To ensure that SLAs from subcontractors are met and exceed the requirements of the TFM contract and that sub-contracts are negotiated, reviewed and renewed actively and in line with the needs of each individual project
  • Gather organise and provide information required for report purposes to meet all contractual obligations including KPI’s and maintain such records as are required by the contract.  Work closely with supply chain on all appointment and monitoring activities
  • To ensure that all contracting companies plant and equipment is maintained in a safe condition and is ready for use at all times
  • To participate in out of hours management team as part of Contract business continuity plan

Who are we looking for?

 

  • RICS, CIOB, CEng, Graduate or Higher Technician status in a construction technological field – likely to be building services, with previous varied contracting and/or PM consultancy experience
  • Excellent, strong team leader with experience of constructing and integrating teams enuring they work efficiency and to deliver on own and project team and client deadlines with consistency.  Excellent communications skills are essential
  • Well developed client facing and customer services skills and the ability to cope with demanding and varied customer requirements.  Diplomatic yet forceful to drive projects forward achieving mutually compliant results.  Strong and effective communicator
  • Technically competent in a variety fields of project management delivery environment (e.g. as principle / prime contractor, management fee or under traditional contracting or design and build arrangements).  Able to successfully deliver projects from inception to completion – end to end with a hands-on approach
  • Financially driven with ability to deliver or exceed agreed margin, understanding of business systems and adept in seeing their adherence and development.  Project budgetary P&L experience and responsibility (combined on-going project values circa £5m)
  • Quality driven in terms of the project finished article, communication – written and oral and in terms of processes and procedure
  • Security vetting, or the willingness to comply with the vetting requirements of the contracts (including detailed vetting if required)
  • Direct line/matrix management experience for multiple technical/professional/trade staff, experienced in dealing with re-engineering and accomplished in management of administrative performance issues such as sickness and absence
  • Previous client contact in negotiation, monitoring and presentation
  • Experience in working in a government contract/environment and a strong understanding of listed buildings

Assistant technical manager - electrical

Equans is looking for an Assistant Technical Manager (Electrical) to join our team at Queen Alexandra Hospital in Portsmouth on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary and benefits package.

The post holder will support the Estates Management team in the provision of a 24hr maintenance services within the Portsmouth Hospital University Trust, ensuring the efficient and effective operation and maintenance of hospital healthcare engineering systems and services and the promotion of good engineering practices, whilst ensuring compliance to statutory and healthcare engineering.

We are looking for an individual with previous hard FM experience, ideally within a healthcare setting, and an electrical engineering background.

What will you deliver?

  • Carry out the duties of Authorised Person, in accordance with Company and HTM standards for the systems designated to you (following training, assessment and formal appointment)
  • Assist in the day-to-day operation of the healthcare engineering systems under your control, to ensure all contractual and legislative planned/reactive maintenance tasks are completed on time and to a high standard
  • Provide support in resolving complex technical issues with regards to the estate
  • Manage and oversee external contractor working on healthcare engineering systems designated to you, ensuring compliance with good industry practice and HTM requirements
  • Ensuring that contractors are competence checked and they are appointed as Competent Persons
  • Act as a first responder during unplanned events, assisting in restoring site services and providing technical guidance to site teams
  • Undertake internal and specialist training as required to fulfil role objectives
