Lifecycle Programme Manager

Equans is looking for a Lifecycle Programme Manager to join our team in London on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a salary of up to £60,000, dependent upon skills and experience, company vehicle or allowance, bonus and benefits package.

The post holder will be responsible for the management and delivery of the Lifecycle replacement programme for the London School PFI portfolio of c15 schools. Ensuring the overall lifecycle planning and delivery of capital works, service variation and lifecycle projects as part of the London Schools management team, to manage site H&S, CDM, site management, snagging and hangover of every project, as required.

The team will typically be delivering 25+ projects at any one time ranging from £1k to £1M+, comprising small works, minor maintenance projects to larger and more complex lifecycle and capital works. Projects are run to tight and pre-determined timescales within the constraints of the PFI contract and should be delivered to ensure a favourable financial return.

We are looking for a driven individual to add expertise and dimension to the London Schools management team. The individual will be able to demonstrate flexibility and efficiency in responding to a changing workload and business imperatives while able to establish excellent working relationships within the existing team and clients alike. Experience within a contractual, KPI-driven environment and exposure to a PFI environment a pre-requisite.

What will you deliver?

  • Manage works implementation to ensure projects are delivered safely; on time; on budget and are to a high standard from inception to final account stage
  • Prepare and review 5 year and annual maintenance plans in conjunction with lifecycle team, prioritising projects based on budgets, condition surveys, and coordination with Equans operational team and client key stakeholders
  • Ensure the project pipeline is managed in accordance with all contractual KPI requirements, while complying with Equans internal governance processes
  • Make sure project risks are identified and managed through effective mitigation measures
  • Monitor and communicate project financial performance and administration for all assigned projects
  • Oversee the co-ordination of operatives, sub-contractors and suppliers in a planned and controlled manner ensuring efficiency and minimising costs
  • Assist the commercial team in the initial contract negotiation process; project costs and delivery timescales; identifying possible conflict and problem solving as required
  • Act as a point of contact, managing relationships with all stakeholders, consultants and service providers, with emphasis on client satisfaction and business excellence
  • Implement and comply with Equans policies and procedures, all legal requirements and best practice within Equans including regular safety inspections within the allocated business area
  • Completion and / or review of risk assessments for on-site work activities
  • Produce progress and other reports, as requested, to a high standard
  • Requirement to work within and around the needs of a school environment (as appropriate)

Who are we looking for?

  • Experience operating in the public and / or private FM sector with a demonstrable track record of directly managing capital works within a large and complex estate is essential, preferably within a PFI environment
  • Self-starter, able to work on own initiative as a conscientious team player
  • Organised communicator with strong inter-personal skills
  • High level of verbal, written and numeric skills
  • Computer-literate (MS Office based Products: Excel, Word, Project & PowerPoint) with a sound knowledge of CAFM/estates and project management systems
  • Ability to show understanding of Local Authority legislation, Planning Applications, Fire and Building Regulations Approvals
  • A sound knowledge of building and engineering services design and associated British Standards
  • A sound knowledge of the Health and Safety at Work Act; Construction Design and Management Regulations and other relevant statutory requirements
  • HNC /HND or equivalent qualification in electrical / mechanical engineering-Desirable
  • Site Managers Safety Training Scheme (SMSTS)-Desirable

Project Manager

EQUANS is looking for a Project Manager to join our team at Barnett Hospital on a permanent basis. This is a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

This role is fundamental to the delivery of all projects and lifecycle works on behalf of Equans and the Client. Meeting the Clients needs and ensuring works are delivered within budget and on time is paramount and the post holder needs to reflect this in the day-day operations. All projects must ensure a favourable financial return. 

As part of the Project Management team you will take full accountability for the delivery of projects across the PFI site. Your role will be fundamental to the efficient delivery of projects to both the SPV and Trust who you will build relationships with as part of your role. You will be expected to work well with the remainder of the team and support the wider Operational team to support the business in its Contractual delivery.

The ideal candidate will have an M&E or construction background and previous experience of end to end project management, being responsible for development through to completion.

What will you deliver?

  • Take profit and loss responsibility for those projects allocated to you.  To own each project and delivery with a high degree of attention to design, construction and financial detail.  Deliver projects without LADs being applied
  • From resources available, draw together matrix managed teams to deliver owned projects.  These may be from a combination of in-house and out-sourced resources
  • To be accountable for the service delivery in accordance with business systems, such as quality assurance, environmental management system, financial systems, administration and policies
  • Through a recognised process (usually identified by the client process e.g. RIBA plan of work) create strategic, operational and tactical programmes to demonstrate how projects will be delivered.  Set and manage management and client expectations through clear communications centred around programme/construction programme, budget (internal / external) and the quality of services delivered during live projects until completion and post completion assessment
  • To Manage the development of detailed Work Method Statements, Risk and COSHH and CDM assessments for all work activity undertaken by in-house and contracted staff ensuring complete compliance.  Maintain high and statutory compliant health and safety standards on project sites at all times
  • To appoint, manage, monitor and co-ordinate consultants as required and the on site activities of all sub-contractors with regard to programme and ensuring that appropriate planning consents, CDM requirements, Method Statements, Risk and COSHH Assessments and Permits to Work are in place prior to work commencing
  • In accordance with contract forms, manage projects within the specified terms.  Ensure risk is appropriately considered for sub-contract transfer or reviewed in conjunction with procurement / legal departments to agree risk share
  • In conjunction with Purchasing Department colleagues prepare and issue documentation for schedules of rates, quotations, tenders and term contracts as appropriate. Carry out tender evaluations and check that returned documents conform to requirements
  • Promote effective and efficient co-ordination and integration between the projects team(s) and other departments on the contract and wider Equans managers.  Promote effective and efficient co-ordination and integration.  Ensure projects delivered do not compromise TFM/PFI KPIs or render space unavailable
  • Provide urgent management information when required, weekly up-dates and monthly management information for pipeline, cashflow, budgetary and ‘Gesion’ purposes
  • To develop business opportunities within and external to the contract where appropriate
  • Produce business approval & revue documentation for the launch of new tenders at bid stage, tender receipt and analysis stage and documentation for board ‘Bouclage’ approval to proceed to submission
  • To ensure that SLAs from subcontractors are met and exceed the requirements of the TFM contract and that sub-contracts are negotiated, reviewed and renewed actively and in line with the needs of each individual project
  • Gather organise and provide information required for report purposes to meet all contractual obligations including KPI’s and maintain such records as are required by the contract.  Work closely with supply chain on all appointment and monitoring activities
  • To ensure that all contracting companies plant and equipment is maintained in a safe condition and is ready for use at all times
  • To participate in out of hours management team as part of Contract business continuity plan

Who are we looking for?

 

  • RICS, CIOB, CEng, Graduate or Higher Technician status in a construction technological field – likely to be building services, with previous varied contracting and/or PM consultancy experience
  • Excellent, strong team leader with experience of constructing and integrating teams enuring they work efficiency and to deliver on own and project team and client deadlines with consistency.  Excellent communications skills are essential

  • Financially driven with ability to deliver or exceed agreed margin, understanding of business systems and adept in seeing their adherence and development.  Project budgetary P&L experience and responsibility (combined on-going project values circa £5m)
  • Quality driven in terms of the project finished article, communication – written and oral and in terms of processes and procedure
  • Security vetting, or the willingness to comply with the vetting requirements of the contracts (including detailed vetting if required)
  • Direct line/matrix management experience for multiple technical/professional/trade staff, experienced in dealing with re-engineering and accomplished in management of administrative performance issues such as sickness and absence
  • Previous client contact in negotiation, monitoring and presentation
  • Experience in working in a government contract/environment and a strong understanding of listed buildings

Electrical Service Maintenance Manager

We currently have an exciting opportunity for an Electrical Service Maintenance Manager to join our maintenance team working at a prestigious central government building in Westminster. This is a permanent full-time position working 40 hours per week from 08:00 to 17:00, Monday to Friday.

The role:

  •  Reporting to the Senior Operations Manager - Property Services
  • To efficiently manage the provision of Electrical Hard Services according to contractual and commercial requirements.
  • To manage all operations to ensure the health and safety of all users of the facilities; to build a relationship of trust with all stakeholders; to build a skilled team that is motivated and engaged.
  • Effectively manage processes and develop and implement standards for the site set by the Company and PFI contract.
  • To have a good understanding of the PFI contract (PA/CS) – in particular Sch 21
  • To build a skilled, collaborative team, that is motivated and engaged to deliver a quality of service that is ”best in class”.
  • To manage projects, variations and lifecycle works from inception to completion as required: providing and maintaining all documents, O&M’s/drawing and warranties
  • To manage all subcontracted services ensuring subcontractors are able to carry out their duties in a safe and timely manner and that work is contractually compliant.
  • To successfully manage all aspects of the PFI contract, in compliance with legislative and contractual requirements, ensuring that all QSE standards are met.
  • Working 40 hours per week from 08:00 to 17:00, Monday to Friday.

The person:

  • Must have significant experience in a similar role i.e. hard services FM background, ideally in a similar environment; HV AP training/appointment is highly desirable
  • Relevant industry qualifications ideally to HND level or above in electrical engineering is essential
  • Ability to manage workforce teams and strong knowledge in HR managed processes
  • Good level of commercial awareness desirable
  • Hold a minimum IOSH Health & Safety qualification
  • Experience of sub-contractor management

Senior Project Manager

Equans is a renowned energies & services contractor and a proud member of the Bouygues global industrial group. Our expertise spans the design, construction, and maintenance of buildings and critical infrastructure worldwide.

We currently have a great opportunity for a Senior Project Manager to be based within our facilities team at Southmead Hospital in Bristol on a full-time permanent basis.  Ideally candidates need to have a firm grasp of CDM and familiarity with the RIBA stages.

Key activities:

  • To lead projects, delivering project solutions to budget, time and quality requirements.  To manage matrix managed project teams to deliver various project delivery solutions (e.g. as principle / prime contractor, management fee or under traditional contracting or design and build arrangements) effectively utilising in-house resource (white and blue collar) and sub-contract arrangements as appropriate.  
  • To assume and assert commercial control over projects allocated to deliver margins identified.  To work as part of a team to build on reputation, capability and delivering efficiently to ensure the projects team maintains a strong project pipeline and develop new leads and clients.
  • Act as a programme coordinator for the site and to ensure appropriate resource is available and allocated to deliver projects successfully
  • Take profit and loss responsibility for the site, and ensure the programme is in place

Assistant technical manager - electrical

Equans is looking for an Assistant Technical Manager (Electrical) to join our team at Queen Alexandra Hospital in Portsmouth on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary and benefits package.

The post holder will support the Estates Management team in the provision of a 24hr maintenance services within the Portsmouth Hospital University Trust, ensuring the efficient and effective operation and maintenance of hospital healthcare engineering systems and services and the promotion of good engineering practices, whilst ensuring compliance to statutory and healthcare engineering.

We are looking for an individual with previous hard FM experience, ideally within a healthcare setting, and an electrical engineering background.

What will you deliver?

  • Carry out the duties of Authorised Person, in accordance with Company and HTM standards for the systems designated to you (following training, assessment and formal appointment)
  • Assist in the day-to-day operation of the healthcare engineering systems under your control, to ensure all contractual and legislative planned/reactive maintenance tasks are completed on time and to a high standard
  • Provide support in resolving complex technical issues with regards to the estate
  • Manage and oversee external contractor working on healthcare engineering systems designated to you, ensuring compliance with good industry practice and HTM requirements
  • Ensuring that contractors are competence checked and they are appointed as Competent Persons
  • Act as a first responder during unplanned events, assisting in restoring site services and providing technical guidance to site teams
  • Undertake internal and specialist training as required to fulfil role objectives
  • Develop and maintain close relationships with other stakeholders, i.e., Technical Managers, Engineering Manager, Senior Operations Manager, Head of Estates
  • Work within the quality (ISO 9001) system for the Estates Department
  • Work in areas occupied by patients and staff, having regard for their health, safety, dignity, and confidentiality

  • ONC/HND in an engineering discipline (or equivalent)
  • 18th Edition BS7671
  • Electrical engineering background
  • Previous experience in hard FM services
  • Good customer care and flexible approach to working practices, with the ability to develop strong credible internal and external relationships
  • Ideally have experience of working in busy Acute Hospitals and on Hospital Infrastructure
  • Experience of working on a PFI contract, within the PFI delivery model
  • Knowledge and experience of all healthcare engineering services would be an advantage
  • Good understanding of HTM, HBN and relevant British Standards

Assistant Commercial Manager

Equans is looking for an Assistant Commercial Manager to join our team in Birmingham on a permanent basis. This is a full time role working 37.5 hours per week. On offer is a competitive salary, bonus and benefits package.

 

The Assistant Commercial Manager will support the commercial delivery across a portfolio of complex contracts (PFI), working closely with the Account Directors/Managers. They will assist in the contract commercial management, delivery of contract action plans (profit improvement), risk and opportunity management along with focus on contract compliance.

The Assistant Commercial Manager will support in the management of numerous stakeholder relationships, including external relationships with clients, suppliers and internal Business Unit leadership and functions.

What will you deliver?

  • Assist in analysing/managing risk, including assessing revenue opportunity vs cost & risk
  • Assist in drafting and managing the commercial viability of variations
  • Assist in negotiations for multiple disciplines including supplier negotiations & sub-contractor flow-downs
  • Base knowledge of contract law and its application in services and construction
  • Assist in modelling and testing contractual KPIs and Payment Mechanisms
  • Sound financial acumen (P&L), good understanding of financial modelling, contract pricing and differing pricing models
  • Assist in producing reports and summaries (ad hoc and regular) which can articulate key matters for a senior and/or non-commercial audience
  • Support in defining, driving, and overseeing commercial & contract governance
  • Commercial management of TFM and Minor Construction related works from inception through to completion
  • Support in governance within the contracts to ensure that the requirements of the contract are being complied with
  • Aiding the quality of service by ensuring awareness of contractual responsibilities among all other EQUANS colleagues (including contract deliverables, scope of services etc)
  • Assisting in the search for efficiencies and service optimisation
  • Enforcing commercial compliance (by audit and support against EQUANS’ Minimum Commercial Standards)
  • Supporting the management of cash under their contract sector
  • Taking a key supporting role in the management of contractual claims / disputes with clients and other third-parties
  • Assist in Production of claims to any potential contentious contractual issue that may arise
  • Supporting the identification, management, and mitigation of risks at all levels associated with bidding new contracts
  • Ensure all functions comply with regard Governance process within the contracts and DLAs (Delegated level of Authority)

Commercial Manager

Equans is looking for a Commercial Manager to join our team in the North West on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

The Commercial Manager will provide an influential pre and post contract commercial management service to a portfolio of contracts within the Education sector. The Commercial Manager will manage numerous stakeholder relationships, including those client representatives; Equans operational teams running the contracts and other colleagues who provide functional support to the contracts (e.g., risk, finance, legal and HR etc.). Furthermore, they will have direct line management for the Assistant Commercial Manager (ACM) based in Liverpool.

This role will cover contracts in Manchester, Liverpool, Barnsley, Stoke and Preston

What will you deliver?

  • Identifying, monitoring, and reporting on risks.
  • Supporting the management and mitigation of risks at all levels (operational, financial, commercial, technical, etc).
  • Management of jeopardy management process.
  • Management of variation/change control.
  • Repository for confidential/commercially sensitive information.
  • Leading governance within the contracts to ensure that the requirements of the contract are being complied with.
  • Aiding the quality of service by ensuring awareness of contractual responsibilities among all other Equans colleagues (including contract deliverables, scope of services etc.).

Compliance Manager

Equans is a renowned energies & services contractor and a proud member of the Bouygues global industrial group. Our expertise spans the design, construction, and maintenance of buildings and critical infrastructure worldwide.

We currently have an exciting opportunity for a Compliance Manager to join our Facilities Management team at the Roche Products site in Welwyn Garden City.  This is a permanent full-time position working 40 hours per week, Mon to Fri from 8am to 5pm.

Key Activities:

  • Reporting to the Contract Manager / Contract Director
  • To ensure a standardised approach to the provision and recording of FM operational services and be responsible for the effective management and governance of Hard FM Services compliance within the building environments, inclusive of statutory PPM performance, compliance document management and control, adherence to internal directives and any associated business accreditations.
  • To ensure that the site complies with all H&S management and compliance
  • Responsible for delivering safety management in line with SHEQ policies ensuring company returns are reported within timelines; representing the contracts in the client Health and Safety meetings.
  • As a part of the operational team, to implement, manage & maintain the necessary compliance tracking tool to ensure adherence to statutory engineering, SLA performance, and Business accreditations and continuity plans in accordance with contractual requirements.
  • Proactively plan and manage the PPM activity across the contract ensuring that all client contractors are in place to complete the required PPM activities when due throughout the calendar year and that they are suitably inducted and supervised when on site in line with the client / site operational procedures. 
  • Provide accurate and regular updates/reports on compliance status to the portfolio's senior management team; ensure the accuracy of all Compliance Trackers and provide regular status updates on non-complaint issues. 
  • Working 40 hours per week from 08:00 to 17:00, Monday to Friday

Skills & Qualifications:

  • Must have prior management experience and technical qualifications to C&G / NVQ and relevant industry Health & Safety qualifications
  • Excellent organisational skills and not afraid to challenge
  • Relationship management skills and ability to be a team player
  • Able to demonstrate excellent communication and client relationship skills
  • Computer literate and ability to process and understand various information sources
  • Must be committed to safety, have excellent attention to detail and ability to take ownership and responsibility
