Static GMO

EQUANS is looking for a Static GMO to join our team in Sheffield on a permanent basis for our HMCTS contract. This is a full time role working 40 hours per week. On offer is a competitive salary and benefits package.  

General Overview:
The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring all activities are completed in a safe and timely manner and in accordance with the contracted output specifications and EQUANS processes and procedures. This includes Legionella control and monitoring activities.

Activities will include –
• Inspect/repair floor, walls, ceilings and roofs
• Inspect /repair free standing and fitted furniture
• Inspect/clear drainage and gully systems
• Complete PPMs and reactives according to skillset
• Carry out water flushing and tap temp checks
• Inspect/repair doors (Inc. Fire Doors), windows and associated furniture.
• Painting, re-decorating and hanging of pictures/signed/notices
• Assist engineering staff in a wide range of duties as required
• General site services; to include, sweeping and tidying
• Carry out Ad-Hoc activities supporting EQUANS and Client team including Moves/Changes

-Ensure that reactive tasks throughout the sites are completed and be proactive in highlighting areas where improvements can be made. 
-Ensure that suitable consumables are available to carry out both maintenance and reactive works. 
-To provide parts lists and estimated timescales to carry out remedial works.
-Ensure that all relevant paperwork/CAFM is completed regarding planned and reactive activities and that it is passed without delay to the contract administrator.
-Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices.
-To develop a good working relationship with all members of EQUANS staff, subcontractors and the client representatives.
-Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.
-Ensure the professional image of EQUANS is presented to clients at all times
-Ensure that all plant rooms under the responsibility of EQUANS are kept in a clean and tidy condition.
-Supervising and monitoring of sub-contractors works whilst they are on site carrying out associated Fabric tasks 
-To arrange and provide holiday and sickness cover at short notice and be flexible in their working patterns.
-To undertake lone working when and where required, subject to passing satisfactory training.
-Ensure assigned tasks are actioned and completed as appropriate.
-Ensure an awareness and compliance to the contractual KPI's/SLA's.
-Ensure CAFM system, e.g. PlanOn, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
-To carry out any other task as directed by the account management team.
-The position will require you to provide support in emergency situations to ensure business and operational continuity.

Client / Customer
• Respond in a timely manner to verbal and written requests
• Production of information for quotations
 
Helpdesk - PPM 
• Support the Helpdesk as required when reporting or updating planned and reactive activities
• Be available for out of hours call-out support for the contract if required

Compliance 
• To gain Technical Appointments as required e.g. LVCP and Water Hygiene CP to permit Lamp changing and L8 activities e.g tap flushing  
• Produce Condition / Dilapidation Reports as required for fabric assets
• Ensure supervisor is informed immediately if dangerous circumstances occur

SHEQ
• Comply with requests for information from SHEQ manager
• Ensure you work to company health and safety policy
• Ensue PPE is safe to use
• Report accident and near misses in a timely manner
• Ensure your test equipment is within calibration 
• Ensure you follow Method Statements & Risk Assessments for all works

Impact: 
Working to high standard of service, we require a fully reliable and competent Handyman/Fabric Tech who can work on own initiative, within a team or oversee subcontractor’s, producing good quality reports on their findings and work. The role will involve being the face of EQUANS so smart appearance and being able to discuss findings with others including customers is required.

Complexity:  
The successful candidate will have the ability to work unaided and build rapports with end users and customers, promoting EQUANS’s values. 
Have an excellent knowledge of carpentry, plumbing and/or painting/decorating techniques.
Have an eye for detail and be conscious of quality standards.

Qualifications
Must have an NVQ (or similar) in one of the below –
• Plumbing 
• Carpentry 
• Decorating services 

Experience
Demonstrable experience in either carpentry, painting, plumbing or flooring in a construction, repair or maintenance environment. Good knowledge of Fire Door maintenance and inspection techniques. 
Understanding of Legionella control techniques e.g. tap flushing

Mobile Senior Air Conditioning Engineer

We have an exciting opportunity for a Senior Mobile Air Conditioning Engineer to join our Mobile Solutions Engineering team providing FM maintenance at our various contracts across Greater London and within the M25 area. This is a mobile role with a company van provided. The mobile team in London supports reactive and PPM maintenance activities across all the sites we currently operate ranging from schools and hospitals to major Government buildings and blue light contracts across Greater London and the South East.

The role:

  • To carry out planned preventative and reactive maintenance including statutory and mandatory compliance on all types of air conditioning and refrigeration across all contracts.  The role will involve travel across a variety of sites in the Greater London area.
  • To carry out new air conditioning works as required i.e. minor new works, refurbishment and capital works replacement programme
  • To investigate, trouble-shoot and rectify defects in all ventilation systems and associated plant/components
  • To participate in the on call rota and out of normal working hours activities
  • To maintain qualifications and up to date trade knowledge
  • To ensure prompt and accurate completion of any necessary paperwork
  • Working 40 hours per week, 8 hours per day between 0600 and 2200, Monday to Friday, with participation in the call out rota and flexibility with out of hours activity when required

The person:

  • Must hold a level 2 qualification in Refrigeration and Air Conditioning (C&G or equivalent)
  • Must be F Gas qualified (City and Guilds 2079-11/12Level or CITB J11/12)
  • Essential to have AC split systems and/or Chiller experience
  • Proven track record of building services work or trade based knowledge in a similar environment
  • A proactive, flexible, can-do approach
  • Good written and verbal communication skills, including IT proficiency
  • Essential to have good customer service skills
  • Must hold valid driving license – electrical vehicle provided for work use
  • Able to obtain DBS and government security clearances

Semi Skilled Operative M&E

Equans is looking for a Semi Skilled Operative (M&E) to join our team at the Queen Alexandria Hospital, Portsmouth, PO6 3LY on a permanent basis. This is a full time role working 37.5 hours per week. On offer is a salary banding of £27,000 - £28,000 per annum dependent upon skills and experience. In addition there will be a yearly shift allowance of £2,748 and an excellent benefits package. 

What will you deliver?

To undertake planned, preventative maintenance, testing, repairs and new installation work covering a wide range of equipment, services, systems and buildings associated with the running of a large hospital. 

  • Support the Estates Management in the provision of a 24hr maintenance Service within the Portsmouth Hospital Trust for the service provider.
  • Undertake any training as required
  • Promote a culture of customer service to both internal and external customers and partners and to liaise with other departments regarding maintenance issues if required
  • Undertake any other reasonable tasks and duties relevant to the post
  • After suitable training and guidance diagnose faults, repair and maintain complex equipment in accordance with Health Technical Memorandum (HTM’s) and other specialised hospital equipment.
  • Carry out the work of other trades where there is an interface to the work in hand with a level of competence that’s outside core trade.
  • To carry a radio or pager to facilitate immediate response.
  • Work in highly unpleasant working conditions, unblocking drains and sewers, which include biological hazards of body fluids and noxious fumes.
  • To carry out replacement of lamps and cleaning of all types of light fittings

  • The role involves the Installation and deinstallation of National Lottery equipment across the UK and Ireland at Circa 44,000 retailers.

  • Ensure that when unloading old kit, you store it safely & correctly for the driver to collect.
  • Ensure safe manual handling is adhered to.

  • Ensure that any issues/ faults or defects are swiftly reported.

Maintenance Assistant / Stores Assistant

Equans is looking for a Maintenance Assistant / Stores Assistant to join our team at the Royal Infirmary of Edinburgh Hospital on a permanent basis. What will you deliver?

  • Perform a variety of general maintenance tasks to ensure the upkeep of client facilities.

Multiskilled Maintenance Technician

EQUANS is looking for a Multiskilled Maintenance Technician  with an electrical bias to join our team in kingston University on a permanent basis. This is a full time role working Monday to Friday. On offer is a competitive salary, and benefits package. 

Equans are looking for an experienced Electrically Qualified Multiskilled Maintenance & Service Technician to join their on-site team at the Kingston University Student Accommodation project. The successful candidate will hold a valid Level 3 (or equivalent) Electrical qualification and have experience in a comparable role. The Maintenance & Service technician will be required to carry out a range of both Reactive Works and Planned Preventative Maintenance (PPM) tasks in accordance with the PPM schedule, including but not limited to:

 

What will you deliver? 

  • Provide maintenance at the student accommodation sites in Kingston upon Thames
  • Provide initial response to all Reactive Maintenance requests during normal working hours and Out of Hours as part of the On-call Out of Hours Rota. A company van will be provided for use to travel to and from the site as needed (excludes personal use)
  • Undertake replacements of electrical appliances and fittings as needed
  • Quarterly shower head & hose cleaning in accordance with L8 requirements (full training will be provided)
  • Monthly temperature monitoring of Hot & Cold-water systems
  • Continuous monitoring and maintenance of mechanical systems, fittings and plantrooms
  • Weekly flushing of water outlets in all unoccupied rooms
  • Weekly fire alarm testing on the student accommodation
  • Bi-annual Fire Door inspections (full training will be provided), ensuring necessary adjustments are completed / faults & damage recorded accurately.
  • Undertake regular visual inspections of building fabric, furniture, fixtures & fittings
  • Effect repairs to building fabric, furniture, fixtures & fittings where noted / when reported.
  • Undertake minor repairs to faults reported within student bedrooms and shared kitchen facilities covering all elements of building Fabric, Fixtures & Fittings.
  • Carry out replacement of luminaires & general LV outlets & accessories
  • Undertake quarterly RCD Function tests
  • Attend to faults with domestic water supply & drainage systems / other plumbing works including but not limited to resolving blocked drains, changing taps, shower valves, etc.
  • Undertake contractor control duties on behalf of Equans; monitoring the activities of subcontractors and their workmanship, so that relevant standards are met.
  • Assist our subcontractors with the delivery of works as needed
  • Monitor provisions of stock & critical spares, ensuring usage & requirements are recorded with the administration team.
  • Ensure all activities are accurately recorded on the Maximo Moviliser Application.
  • Support the wider maintenance team with ad-hoc reactive & PPM works as required.
  • Work in accordance with Work Instructions, Safe Working Practices and Method Statements ensuring relevant paperwork is completed in an accurate timely manner.
  • Maintain the cleanliness of plant rooms, workshops and storage areas.
  • Be proactive in reporting faults to equipment, buildings and fittings.
  • Safely operate all types of access equipment, hand and power tools in accordance with health and safety and manufacturers guidelines
  • Undertake training where necessary to maintain and develop the requirements of the service
  • Communicate effectively with site teams and management.
  • Liaise and undertake duties at other Equans projects as directed

Maintenance Assistant

We have an exciting opportunity for a Maintenance Assistant to join our facilities team providing maintenance at Southmead Hospital in Bristol.  This is a permanent full-time position working 40 hours per week from Monday to Friday, 0700-1530 / 1000-1830, shift times alternating weekly. 

The role:

  • Reporting to the M&E Supervisor
  • Undertake maintenance technical duties that are within training and competence, both as planned and reactive work.
  • To order materials and services as required and update records
  • Carry out emergency light testing, replacement of light bulbs and chokes / ballasts unit, maintenance of air conditioning / fan coil units etc.
  • To oversee specialist sub-contractors
  • To cover for other technicians as necessary in various buildings
  • To participate in the on call manager’s rota and work to the demands of the business
  • Working 40 hours per week from Monday to Friday, 0700-1530 / 1000-1830, shift times alternating weekly. 

The person:

  • Must have basic maintenance experience
  • Must have experience of building services and to have worked in an estates/facilities function ideally in a healthcare setting
  • Desirable to have knowledge of Legionella and maintaining Thermostatic Mixing Valves (TMV’s)
  • Strong customer service and communication skills, both written and verbal
  • Able to work on own initiative as well as within a team with a proactive, flexible, can-do attitude
  • Good IT skills - Maximo/CAFM experience would be desirable

Equans is working closely in partnership with the National Lottery following a successful bid for an 18-month project.

Equans is looking for an Installer to join our team in a Mobile capacity Cardiff, covering the South of Wales on a 16 Month Fixed Term contract. This is a full time role working 40 hours per week. On offer is a salary of £28,000 per annum and you will receive an excellent benefits package.

 


What will you deliver? 

  • The role involves the Installation and deinstallation of National Lottery equipment across the UK and Ireland at Circa 44,000 retailers.
  • Ensure the project is delivered on time within the stipulated scope and budget

  • Ensure that when unloading old kit, you store it safely & correctly for the driver to collect.
  • Ensure safe manual handling is adhered to.

  • Ensure that any issues/ faults or defects are swiftly reported.
