Control of Works Manager

Equans is looking for a Control of Works Manager to join our team in Oxford on a permanent basis. This is a full-time role working 40 hours per week. On offer is a salary of £54,000, dependent upon skills and experience, and benefits package.

The post holder will be responsible for the delivery of HSSE Arrangements for Control of Works, including the management, implementation and ongoing support of the quality, health safety and management systems. To manage reactive and planned maintenance. To manage minor works projects reactive and PPMs.

We are looking for an individual with previous Facilities Management experience, a Mechanical or Electrical bias and strong Stakeholder Management skills.

What will you deliver?

  • Review of task Risk Assessments, Method Statements, competencies and task programmes to ensure appropriate controls and Safe Systems of Work are in place for all tasks conducted by contractors and non-routine tasks/ projects carried out by resident teams
  • Supervise the Grounds, Fabric and M&E engineering team
  • Deliver Control of Works Health & Safety inductions for all non-resident contractors carrying out works
  • Conduct Assurance checks and site inspections of active work to ensure compliance with agreed Safe Systems of Work and existing controls are effective
  • Administration of the UWL estate Permit to Work, Site Work Authorisation and LOTO procedures
  • Maintain high visibility of the Control of Work processes and activities through engaging verbal and written communications relevant to the process and operational impacts
  • Ensure incidents are recorded and investigated through the Equans and client web-based system and that hazards are captured through the HSSE local reporting system and ensure effective closure of actions
  • Monthly reporting of Control of Works KPIs and safety statistics
  • Conduct assurance checks on tasks in progress to evaluate contractor compliance with approved Safe Systems of Work
  • Support operations managers, Authorised Persons for Permits to Work and service providers with training and toolbox talks relevant to the Control of Works arrangements
  • Participation in the Duty Manager rota. Inclusion to call out rota to assist constant high-level service to client required
  • Establish and maintain strong relationships with key stakeholders in the FM and client’s organisations
  • Ensure that the appropriate record keeping processes are maintained to demonstrate compliance with contract deliverables and company procedures
  • Ensure all COSHH, Risk assessment for site are reviewed and current
  • The overall management of any small works, which may be as a result of remedial actions from PPM’s/reactives or as separately instructed by the Client
  • To liaise with the client and sub-contractors and on-site team and attending meetings when required
  • To fulfil Health & Safety responsibilities by adherence to the requirements of the Company's Health & Safety Policy, Health & Safety Management Plans and safe site
  • To comply with the Company’s Policies, Management Plans and Procedures
  • To undertake such other duties appropriate to the level and character of work as may reasonably be required within the Department / Service

  • Previous stakeholder management experience

  • Must be able to manage people, be self- motivating, able to work on own initiative, liaise and delegate effectively with staff operating in a multi-disciplinary environment
  • High level of verbal, written and numeric skills and must be computer literate with knowledge of CAFM systems and all Microsoft Office packages
  • A sound knowledge of the Health and Safety at Work Act, the Construction Design and Management Regulations and other relevant statutory requirements will be required
  • Able to demonstrate a sound understanding of technical and estates and building issues in the provision of construction, maintenance and FM services
  • Good organizational skills and the ability to communicate at all levels

  • 18th Edition of the Wiring Regulations (BS 7671 – 2018 Amendment)

  • City & Guilds 2395 Testing & Inspection Certification

Engineering Manager - Planned Maintenance

Equans is looking for an Engineering Manager - Planned Maintenance to join our team at Queen Alexandra Hospital in Portsmouth, PO6 3LY on a permanent basis. This is a full time role working 37.5 hours per week. On offer is a salary banding of £53,000 - £55,000 per annum depedent upon skills and experience. In addition you will receive an excellent benefits package.

What will you deliver?

  • Maintain and develop Statutory/Mandatory compliant systems to support the delivery of a professional Hard Facilities Management function at the Queen Alexandra Hospital, to ensure compliance with the Contract, relevant legislation, regulations, and codes of practice.
  • Coordinate and plan remedial repairs by contractors and site staff which require parts or services with lead times.
  • Give technical support to Control Room staff in the correct allocation of Planned Maintenance Tasks to appropriately qualified engineering staff or sub-contractors.
  • Responsible for ensuring full contractual compliance for availability of assets which will include the development of appropriate maintenance strategies and the undertaking of all planned work, liaise with Technical and Compliance Manager
  • To plan and deliver all statutory, mandatory, and preventative maintenance.
  • Plan annual inspections and audits for statutory compliance, quality assurance, and Joint Trust audits.
  • Develop and maintain the 5-year Asset Life Cycle replacement plan for agreement with THC.
  • The post holder shall perform AP duties for which they are suitably experienced, qualified, or trained and appointed.

Who are we looking for?

  • Educated to HNC or ONC level in Building Services or Engineering related discipline.
  • IOSH Managing Safely and / or NEBOSH Certificate
  • Training in an engineering/building related environment preferred but job holder must be able to demonstrate achievement in areas associated with the healthcare environment. Proven experience in engineering staff and supply-chain management

We currently have an exciting opportunity for a Workplace Change Manager to join our FM team working at a prestigious central government building in Westminster. This is a permanent position working 40 hours per week from 0800 to 1700, Monday to Friday. 

Key activities

  • Reporting to the Senior Operations Manager - Property Services
  • To be responsible for the management, pricing, processing and executing all workplace change requests requested by the client
  • To effectively manage and develop the service across the contract, using standards set by the Company
  • To deliver at all times, high-quality Small Works projects within the contract by applying professional expertise and management control, thus ensuring added value, increased productivity, and cost-effective service. 
  • Develop understanding of contractual issues, effective pricing and liabilities/risks on work, understand risk and how to commercially manage it
  • To manage the contract change logs, manage and chair the Stage 0 / ACN process ensuring Project Execution Plans are submitted with clear project strategies
  • To manage all associated subcontractors, when works are to be self/operationally delivered in accordance with company procedures and ensure that activities comply with client protocols
  • To produce schedules of work, pricing templates to allow analysis
  • To prepare reports, tenders, presentations, and other documents as required, maintaining confidentiality at all times
  • Working 40 hours per week from 0800 to 1700, Monday to Friday.  

Skills, experience, and qualifications

  • Proven experience and knowledge of project management principles, methodologies and tools is essential
  • Must have prior experience working on a PFI contract
  • Change Management experience
  • Excellent organisational skills with the ability to manage multiple tasks to time driven deliverables
  • Developed knowledge of Microsoft Projects, Word, Excel, Power Point and Visio

Senior Technical Services Manager

Equans is looking for a Senior Technical Services Manager to join our team in Manchester at Tameside and Salford hospitals on a permanent basis. This is a full time role working 37.5hours per week. On offer is a salary up to £60,000, bonus and company vehicle or allowance and benefits package.

The Senior Technical Services Manager is to be based at Tameside General Hospital/Salford Royal Hospital as required. The role holder will report to the Head of Technical.

You will lead, motivate, support, and provide direct guidance to the Technical Managers, Supervisors and operatives in providing the technical service delivery across both estates.

Ensure delivery of effective and efficient maintenance services encompassing mechanical, electrical, building fabric and small project management.

Core elements will include Health & Safety, communication between the internal technical team and client contacts on day-to-day activities, owning statutory and mandatory compliance.

  • Delivery of Monthly KPI’s Evidence & Promote harmonised team working. Co-ordinating with the Performance & Workflow Manager. –
  • Allow Technical Managers to focus and concentrate on BAU, being the supporting interface between client communications.
  • Working with direct reports to ensure the collaborative development of the business, effective teamworking, and support to colleagues. - Ensure safe systems of work are in place and always used.
  • Undertake AP/RP positions/duties such as L8, Med Gas - Ensure adherence to all Statutory Standards and Regulations and Department of Health requirements.
  • Attend Union meetings, Health & Safety forums, Employee Forums and other regular meetings with staff and the client on a regular basis.
  • Delegate when required for the Head of Technical Services. - Ensure that staff performance is managed as required through for example, performance appraisals, disciplinary proceedings, and grievances.
  • Ensure that the Technical Services Team have a customer focussed and service delivery culture. Support on the delivery of lifecycle and projects across both hospitals.

Who are we looking for?

  • ONC/C&G or equivalent in relevant mechanical/electrical/building engineering discipline.
  • Proven management experience of Hard FM teams.
  • Knowledge and understanding of HTM’s/HBN’s, British Standards.

Technical Services Manager

Equans is looking for a Technical Services Manager to join our team in Manchester at Tameside  hospital on a permanent basis. This is a full time role working 37.5hours per week. On offer is a salary up to £55,000, company vehicle or allowance, bonus and benefits package.

The role holder will ensure compliance with all statutory and company procedures across the stakeholder groups.

Based at Tameside Hospital, the Technical Services Manager will be responsible for the technical performance and maintenance of standards on the contract.

Provide guidance to others on site, showing technical expertise in the Mechanical and Electrical systems, to ensure appropriate and compliant solutions and efficient customer service delivery.

What will you deliver?

  • Be the lead manager for all building services on the contract.

Operations Manager

Equans is looking for an Operations Manager to join our team at North Middlesex University Hospital on a permanent basis. This is a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

The post holder will be responsible for the contractual performance through the management of a designated facilities service, ensuring a high level of service is carried out in accordance with the contract specification and company procedures and to manage all associated subcontractors in accordance with company procedures and ensure that activities comply with client protocols.

We are looking for an individual with previous hard FM experience, ideally with a mechanical bias.

Site Supervisor

EQUANS is looking for a Site Supervisor to join our team in Stretford, Manchester on a permanent basis for our Peel Group contract - this will be managing the Trafford Palazzo site. This is a full time role working 40 hours per week. On offer is a competitive salary and benefits package. 

General Overview:
Trafford Palazzo is a new addition to the existing Peel Land & Property contract and now have a requirement for a working Supervisor on site supervising the small team site team, ensuring that all PPM and Reactive Works are completed, adhering to the contract specifications and customer SLA’s. Working closely with the customer ensuring as a business we react quickly to customer requests prioritising accordingly. Providing engineering support as and when required whether this be in critical situations or to ensure business continuity. • Compile quotations for customer submission/approval

• A Time served Electrician with City & Guilds part one & two in Electrical installation, City & Guilds Inspection & Testing and IEE 18th Edition
• Substantial knowledge and experience of building services/ FM Delivery including legislation or a willingness to learn

NWFR Supervisor

Equans is looking for a NWFR Supervisor to join our team in Blackburn on a permanent basis. This is a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

As Equans representative and first point of contact with the Client, the importance of this role cannot be overestimated.

It is essential that all works are carried in a cost effective, timely manner, minimising down time and deductions, where possible.

What will you deliver?

  • Supervise and support the day-to-day operations and activities of the NWFR Mobile team to ensure their delivery of planned and reactive activities, contractor management and customer liaison across the whole portfolio in a safe manner, adhering to all policies, processes and in line with contract deliverables
  • Ensure all PPM is carried out in accordance with the maintenance specification and documented in real time using the PDA to log start/wait/stop completion and travel times with appropriate comments to evidence completion of work
  • Ensure that all relevant paperwork is completed regarding PPM, reactive and breakdown works and that it is passed without delay to the Helpdesk. Complete supplementary documentation / E-Forms relating to the maintenance task as dictated by your line manager
  • Update customers CAFM system in real time with start/wait/stop completion times and provide full description of works undertaken, advising of any follow-on works required
  • Ensure reactive tasks throughout the sites are completed and be proactive in highlighting areas where improvements can be made. Identify and record all plant failures using relevant forms and issue to line manager. This is to be indicated and recorded within the CAFM system
  • Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order. In accordance with the authority/contract or authorised by the client
  • Ensure that suitable spares are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works
  • Undertake Point of Work Risk Assessment (POWRA) prior to starting work evidencing it is safe to proceed. Note any safety concerns using the AIMS system
  • Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices at all times
  • Ensure the provision of a Safe and Healthy working environment. To always include the wearing of uniform and PPE
  • To operate a Permit to Work System in accordance with Equans SHEQ processes and client requirements (or approved client system)
  • Undertake mandatory training and skill related training as required by the business
  • To develop a good working relationship with all members of Equans Staff, Sub-Contractors and the Client representatives
  • Ensure the professional image of Equans is always presented to Clients
  • Ensure that all plant rooms under the responsibility of Equans are kept in a clean and tidy condition
  • Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance
  • Ensure an awareness and compliance to the contractual KPI's/SLA's for NWFR
  • To attend site in response to breakdowns or failures of the equipment outside of normal working hours (call outs). Take part in the NWFR on-call rota
  • There will be a requirement to work out of hours to fulfil our maintenance commitments of our customers
  • Undertake regular audits of vehicle / tools to ensure they are in safe working order, including all test equipment is in date

Mechanical Technical Services Manager

Equans is looking for a Mechanical Technical Services Manager to join our team at Worcester Royal Hospital on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

 

Reporting to the Senior Account Manager, the post holder will be responsible for coordinating the activities of the maintenance services in accordance with the requirements of the Private Finance Initiative (PFI) Concession Agreement at Worcestershire Royal Hospital.

 

Responsible for the effective management of Assistant Technical Services Managers and trade staff ensuring all maintenance activities comply with the statutory, NHS, Trust and Company guidelines.

What will you deliver?

  • Manage and co-ordinate directly employed labour and sub-contractors in reacting to breakdowns and implementing the Planned Preventative Maintenance Systems

  • Provide technical assurance advice across the discipline of maintenance services
  • Review and develop the quality of service at an operational level and Control expenditure as delegated by the Contract Manager

The post holder will be responsible for the Operational service performance of the site engineering, Fabric and Grounds team, ensuring the high level of service delivery required by the business and in accordance with the contract specification (PA) and all company procedures.
