EQUANS is looking for an Operations Director to join our team as part of the Sustainable Facilities Management division in the South. This is a full time role working 40 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package. 

Reporting to the Sector Director, the Operations Director will demonstrate exceptional leadership skills, and will be responsible for the delivery of a wide range of services to 350 sites and over 1,400 staff with a £80m pa budget. You will be adept at controlling costs and improving customer service, quality and growth of the contract.

As Operations Director, you will play a critical part in bridging the soft service, technical, service desk and operational teams ensuring a smooth and contractually compliant delivery to the end users. You will lead management interface with the Client and be responsible for ensuring the contract meets the SLA’s.

What will you deliver? 

  • Chair monthly Operational Leadership Team meetings
  • Report to the Sector Director on FM account performance across a range of metrics including health and safety, sustainability, compliance and financial
  • Lead a team of 1,400 owning a national employee engagement programme
  • Direct management of the following teams
    • Regional Account Directors
    • Soft Services support team
    • Hard services support team
    • Helpdesk
  • Ensure a transition of the account into a steady state implementing permanent and long-lasting processes for example review and implement robust Beyond Economic Repair processes
  • Ensure improvement of KPIs to above contract thresholds
  • Attend and close out month end through flash calls
  • Deputise for Sector Director on strategic central government activity on an ad-hoc basis.
  • Work with the Sector Director to ensure the deployment of and suitable IT investment strategy to streamline processes and systems
  • Lead the creation of a Health & Safety culture on the project ensuring that all staff have the suitable H&S training, tool box talks, MSVs and promotes accidents and near miss reporting
  • Work alongside the Projects Director to ensure that Projects and FM delivery is seamless from a customer perspective
  • Manage and deal with escalations from senior stakeholders
  • Attend and present the month end report to the customer, as well as various client stakeholder meetings
  • Meet regularly with regional teams to ensure best practice and consistency in delivery
  • Management of the operational day to day activities and overall responsibility for
    • Workflow
    • WIP, Debt & Cash collection
    • P&L of the FM and variable minor works element
    • Variation process
    • People management
  • Support the Sector Director and regional teams on employee engagement across the region, ensuring all employees feel valued, communicated to and rewarded
  • Monitor performance of contract on a day to day basis to identify trends and minimise failures by providing advice, feedback and updates to the Regional Managers and their team in relation to commercial best practice.    
  • Contribute to the contract plan by meeting own performance objectives and supporting others in theirs
  • Work with respective functional teams to produce appropriate documentation for systems, processes necessary to deliver contract compliance including but not limited to
    • SHEQ Plan
    • Service Method Statements
    • LOPs
    • Task based RAMS
    • Risk register
  • To monitor all aspects of performance management across the contract
  • Working with the technical leads to ensure that the training requirements of the technicians are fulfilled and statutory positions required on the contract have the appropriate competence
  • Responsible for delivery and development of the compliance process in relation to KPI contractual requirements
  • Produce documentation/correspondence in line with contract deliverables
  • Implement appropriate internal auditing methods to ensure service delivery is compliant with the requirements of the project and corporate governance
  • Lead the monthly team meetings and offer support to the wider team in monthly team meetings giving a brief overview on contract performance, H&S and ensuring employees remain engaged and communicated to
  • Ensure that Business Continuity plans remain up to date, relevant and are tested

Who are you? 

  • Significant experience in facilities management – skilled in FM delivery
  • Understanding and experience of risk management
  • Excellent and effective communication skills
  • Ability to build purposeful relationships with stakeholders at all level both internal and external
  • Demonstrable commercial acumen and credibility
  • Strong interpersonal skills with the ability to influence at all levels
  • Demonstrable ability to plan, prioritise and allocate work
  • Self-disciplined and able to work on own initiative
  • Flexible and adaptable approach to work
  • Preferably experience using Maximo – however job specific training can be provided
