Technical Services Manager (Mechanical)

Equans is looking for a Technical Services Manager (Mechanical) to join our team at Sandwell and West Birmingham Hospitals on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a salary banding of £53,000-£57,000, dependent upon skills and experience, company vehicle or allowance, bonus, and benefits package.

 

Reporting to the Head of Estates, the post holder will be responsible for coordinating the activities of the maintenance services in accordance with the requirements of the Contract for the Sandwell and West Birmingham Hospitals.

Responsible for the effective management of Assistant Technical Services Managers and trade staff ensuring all maintenance activities comply with the statutory, NHS, Trust and Company guidelines.

The post holder will also collaborate and co-operate with the Service Providers to deliver customer focused, cost effective and efficient maintenance service.

The post holder will provide operational and technical expertise to the contract team. Develop service-related continuous improvement initiatives, from conception to introduction. Develop introduce business efficiency measures to ensure a cost effective and best value as well as Provide AP/CP expertise ensuring statutory compliance Management and delivery of FM services to satisfy service level agreements.

The ideal candidate will be technically competent to to lead and influence continuous improvement within complex healthcare environments. Be able to quickly assess challenges and opportunities, offer pragmatic solutions and influence direction, and have the ability to accept and work with ambiguity in resolving high volumes of often complex challenges expediently.

What will you deliver?

  • Manage and co-ordinate directly employed labor and sub-contractors in reacting to breakdowns and implementing the Planned Preventative Maintenance Systems
  • Ensure all maintenance activities comply with statutory, NHS, Trust and Company guidelines
  • Provide technical assurance advice across the discipline of maintenance services
  • Review and develop the quality of service at an operational level and Control expenditure as delegated by the Contract Manager
  • Ensure all staff are trained and aware of health and safety responsibilities in accordance with statutory, NHS and Trust guidelines and the companies Incident and Behavioral Safety Initiatives
  • Set objectives and appraise staff in line with company policy
  • Positively manage relationships with stakeholders and Trust representatives to enhance perception of service provision
  • Maintain records as appropriate, relevant plant and equipment for technical performance
  • Prepare estimates for new works & lead support as required for projects
  • Ensure Planning and scheduling all planned preventative maintenance activities for buildings, plant and equipment using the Maximo system or other works management system, with consideration to statute, Regulations, ACOP’s and Guidance (HTM’s).
  • Undertake negotiations with subcontractors and suppliers to provide a cost-effective service with reference to the contract SLA’s. The post holder will be required to lead negotiations for services and contracts
  • Responsible for specific elements of budgetary control and give additional support with financial controls with reference to departmental budgetary control, stock, contracts etc
  • Attend and lead as required Health & Safety forums with staff and the client on a regular basis
  • Participate as a member of the Estates Team by achieving Authorised Person (AP) status in a number of disciplines as required and directed by Senior Management Team
  • Responsible for participating in the ‘on call’ rota as and when required, after suitable training and relevant experience is gained as directed by Senior Management

  • Knowledge of relevant legislation and industry guidelines
  • Authorised Person qualified to Health Technical Memoranda (HTM) Standard

  • Must have Mechanical experience, ideally within a PFI Healthcare environment

RB & SHEQ Business Partner

Equans is looking for an RB & SHEQ Business Partner to join our team covering the Northeast and Northwest of England on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, bonus and benefits package.

 

This is an exciting opportunity for an experienced SHEQ professional to manage the RB & SHEQ across the Northeast and Northwest of England, as well occasional travel to sites in Scotland. The post holder will be a self-starter, with experience in Construction, CDM or Facilities Management.

The role will identify and deliver solutions to improve operational safety, health, environment & quality (SHEQ) in contracts in the part of TS that they are assigned to. Working closely, and in partnership, with the operational teams and the Responsible Business, CDM and TS SHEQ Solutions teams this role will ensure the EQUANS objectives, Responsible Business (RB) & SHEQ culture are embedded within sites and contracts at a regional level.

The role requires travel to sites 2/3 times per week.

What will you deliver?

  • Management of RB & SHEQ across the Regional Operational area to ensure all work is undertaken to external and internal standards and guidelines.
  • Work with the Sr RB & SHEQ Managers, SHEQ Solutions BPs, RB, CDM and Central SHEQ to utilise and maintain adequate systems to meet all statutory and EQUANS obligations.
  • Ensure all reportable data (Near Misses, Accidents, RIDDORs, HiPo’s, LTI’s, Incidents, LSV/MSV, Waste, Water, Energy, Social Initiatives, Volunteering etc) is recorded accurately on the contract – coach contracts, sites and individuals where required.
  • Establish RB & SHEQ Action Plans for each contract with the Contract Director/Manager – these outputs will deliver safer workplaces, improved employee engagement, culture and support our work-winning activity as models of best practice.
  • Act on the findings of RB & SHEQ Audits – providing guidance to the sites and feedback to SHEQ Solutions on tools, processes and systems that made be needed to improve the safety and quality of our work.
  • Actively promote and champion Corporate Social Responsibility (CSR) and our Responsible Business (RB) agenda across the contracts that you will be responsible for.
  • Mentor the Safety Ambassadors and the Responsible Business Champions within the contracts that you will be responsible for.

What will you deliver?

  • Management of RB & SHEQ across the Regional Operational area to ensure all work is undertaken to external and internal standards and guidelines.

Compliance and Asset Manager

EQUANS is looking for a Compliance and Asset Manager to join our PFI Building Services team team in North East England on a permanent basis. This is a full time role working 37.5 hours per week. Reporting to the Account Manager at Newcastle Schools, the Compliance and Asset Manager will be responsible for ensuring that all technical services and contractual deliverables are delivered in compliance with law, relevant standards and in accordance with good industry practice across the North-east cluster of contracts (including CCEP). They will support asset data collection and management, ensuring project completion activities (such as asset capture and addition to the PPM system) occur and support wider project close out.

 

What will you deliver? 

  • Work with the account leads across the Northeast Cluster to prepare for audits (technical, internal, external, H&S etc)
  • Assist in the production of monthly reports for each site including verification for accuracy prior to issue, and a summary of key actions for compliance improvement developed.
  • Lead the close-out of all audit actions and non-conformances.
  • Develop and implement the Contract Key performance Indicator (KPI) Compliance System and statutory/mandatory compliance systems across all aspects of technical service delivery across the northeast.
  • Monitor and trending of key compliance indicators producing reports to Technical Managers and account leads and lead with closure of these non-conformances.
  • Support operational activities by completing monthly reports and assisting with preparations (and actions arising from) key operational meetings.
  • Support key project activity including but not limited to supporting the production of Governance documents, project close out actions such as drawings are updated, and assets captured and added to the PPM system.
  • Deputise for account leads from time to time at key meetings.
  • Design and own a compliance audit plan and tools for technical areas reporting on monthly performance against plan from Industry Standards and Guidance from within the BU.
  • On occasion, support the wider Equans and northeast business with their expertise and knowledge

Project Manager

EQUANS is looking for a Project Manager to join our team in Burnely General Hospital on a permanent basis. This is a full time role working 40 hours per week. On offer is a competitive salary company vehicle or allowance, bonus and benefits package.

What will you deliver?

  • Lifecycle and Variations Project Management, ensuring all Projects are managed, operated and completed with uncompromised efficiency, on time and to budget.
  • Liaison with all relevant parties involved with Projects, including working with the Client to interpret and develop a brief/scope of works in order achieving sign off prior to works commencement, planning, during the works and through to completion.
  • Full financial responsibility for circa £1.5M in revenue.
  • Follow the Company and on-site Developments process ensuring all relevant documentation is prepared/completed including the provision of costs, programmes, risk analysis, PPP works documentation etc.
  • Ensure all Project files are maintained to provide a fully auditable administrative trail in line with ISO accreditation.
  • Produce an overall plan for works (including design, procurement, PPP pack review and sign off, works/construction, commissioning, training etc) for the Project to ensure the completion date is achieved and without incident.
  • Procure competent Contractors to carry out the design, works/construction and commissioning of the proposed development.
  • Monitor the progress of the design, works/construction and commissioning activities and action accordingly to ensure the works are completed within the time, budget, and safety and to the required quality.
  • Liaison and management of the performance of preferred suppliers/subcontractors to include controlling, scheduling and coordinating sub-contractors working on site, ensuring all Company and on-site procedures are followed such as Inductions, CRB clearance, competence etc.
  • Carry out Project review meetings in line with Project Management good practice.
  • Ensure all work activities are carried out safely and in accordance with statutory and corporate regulations and legislation, Healthcare Standards and Specifications.
  • Ensure all data and management information is maintained and communicated accurately to agreed deadlines by the Head of Facilities, Equans Management colleagues or as requested by the client. Support the retention of ISO14001 and environmental focus to reduce carbon emissions and utilities consumption.
  • Ensure all Construction Design Management (CDM) regulations are followed where appropriate and ensure all company paperwork relevant to this is completed.
  • Liaise and coordinate with Equans colleagues, sub-contractors and Soft Services Partners such that FM services are seen as a seamless service delivery.
  • Promote Health and Safety and culture amongst the Equans team, Subcontractors and Service Partners , procedure guidelines and best practice.
  • Demonstrate an observable commitment to Behavioural Safety and establishing an incident and injury free culture – including adherence always to Equans Safety First Policy
  • Keep confidential any information gained regarding the company and its personnel.

What will you deliver?

  • Directly accountable for day-to-day matters to the Technical Services Manager
  • Deputise for the Technical Services Manager during absence from site as directed by Senior Management Team
  • Plan and schedule all planned preventative maintenance activities in conjunction with the Planning Coordinator for buildings, plant and equipment using the Maximo system, with consideration to statute, Regulations, ACOP’s and Guidance (HTM’s)
  • Assist the Technical Services Manager to undertake negotiations with subcontractors and suppliers to provide a cost-effective service with reference to the contract SLA’s
  • Responsible for specific elements of budgetary control and give additional assistance with financial controls with reference to departmental budget, stock, contracts etc
  • To review the quality of work undertaken by both directly employed staff and contractors
  • Regularly meet with directly employed staff (collectively irrespective of their trade function and individually), subcontractors and suppliers to discuss performance

  • Participate as a member of the Estates Team by achieving Authorised Person (AP) status in a number of disciplines as required and directed by Senior Management Team which will include at least 2 of the following key disciplines along with any other disciplines deemed necessary: Ventilation, Pressure Systems, Medical gas.

Who are we looking for?

  • City and Guild or equivalent qualification in an engineering discipline
  • High level of verbal, written and numeric skills and must be computer literate
  • A sound knowledge of standard spreadsheet packages and computerised estates and project management systems
  • Must be able to manage people, be self-motivating, able to work on own initiative, and be able to liaise and delegate effectively with staff operating in a multi-disciplinary environment
  • Able to demonstrate a sound understanding of technical and estates and building issues in the provision of construction, maintenance and FM services
  • Good organizational skills and the ability to communicate at all levels

Assistant Technical Services Manager (Electrical)

Equans are working closely in partnership with the Sandwell and West Birmingham NHS Trust to prepare for the opening of the Midland Metropolitan University Hospital (MMUH), the brand-new centre of healthcare provision for the local community.

Joining our team at MMUH, as part of a wider team responsible for maintenance across other sites within the Trust’s estate, you will have a unique opportunity to provide valuable input into the vital final stages prior to opening, influencing how the future management and maintenance of the facility is delivered. You will work on the site throughout the remaining construction and commissioning phases, liaising closely with both the Trust and constructor, and then to continue to maintain the completed hospital.

Equans is looking for an Assistant Technical Services Manager (Electrical) to join our team at Midland Metropolitan University Hospital (MMUH) on a permanent basis. This is a full-time role working 40 hours per week. On offer is a salary banding of £40,000-£45,000, dependent upon skills and experience, and benefits package.

What will you deliver?

  • Directly accountable for day-to-day matters to the Technical Services Manager
  • Deputise for the Technical Services Manager during absence from site as directed by Senior Management Team
  • Plan and schedule all planned preventative maintenance activities in conjunction with the Planning Coordinator for buildings, plant and equipment using the Maximo system, with consideration to statute, Regulations, ACOP’s and Guidance (HTM’s)
  • Assist the Technical Services Manager to undertake negotiations with subcontractors and suppliers to provide a cost-effective service with reference to the contract SLA’s
  • Responsible for specific elements of budgetary control and give additional assistance with financial controls with reference to departmental budget, stock, contracts etc
  • Involvement in the process of tendering contracts and the selection of new sub-contractors and suppliers
  • Responsible for bringing to the attention of the Technical Services Manager and all Senior Management any unsafe working conditions, working practices, unsafe plant or equipment encountered during the execution of duties including reporting on the company reporting and recording system
  • Responsible for the execution of any other estates and facilities related duties in an emergency/urgent situation, as directed by the Technical Services Manager or Senior Management Team

  • Carry out monthly 10% Audit checks on works carried out by the estate’s teams ensuring compliance, report shortfalls and training requirements
