We currently have an exciting opportunity for a Hard FM Operations Manager - L8 Water to join our team providing FM maintenance at Central Middlesex University Hospital in Park Royal, NW10. This is a full-time permanent role working 40 hours per week from 8am to 5pm, Monday to Friday. 

 

The role:

  • Reporting to the Senior Operations Manager (SOM)
  • Support the SOM in managing, cost effectively, the directly employed/outsourced labour resources & assets required to deliver a compliant, high quality service covering all aspects of hard services inclusive of M&E & building fabric.
  • Responsible for all staff, budgets and performance of FM services to ensure day to day contract requirements are fully met
  • Responsible for all aspects of PPM Management, including preparation and validation of Job Plans, scheduling works, resource planning, managing access, optimising work packages for efficiency and for incorporating statutory & legal compliance requirements.
  • Responsible for the timely delivery of all PPM works.
  • To manage the team including recruitment, development, appraisal, absence, discipline, etc.
  • To exercise financial and commercial controls in the management of expenditure and income within budget
  • To develop and maintain collaborative relationships with our clients to ensure client satisfaction
  • To ensure operational delivery is high quality and compliant with statutory and contractual obligations
  • To add value, increase productivity and identify and implement cost efficiencies
  • Working 40 hours per week, from 08:00 to 17:00, Monday to Friday with participation in the management call out rota

The person:

  • Will come from a Hard FM background with an Engineering qualification to ONC / HNC in a relevant discipline; must hold L8 legionella qualification
  • Extensive knowledge of all water HTM’s whereby you will be appointed as the site's water RP.
  • A sound understanding of H&S is required for RAMS reviewing of external contractors.
  • Previous experience working in a healthcare PFI environment is essential
  • Strong track record of working effectively in a customer-focused environment and experience in the development of new business opportunities across the FM sector
  • Must have experience of managing staff within facilities management and excellent communication, leadership and motivational skills
  • Will have an understanding of statutory compliance and contract deliverables
  • Will have experience of managing multi-functional teams
  • Desirable to have strong financial acumen and budget experience

Technical Manager (Mechanical)

Equans is looking for a Technical Manager (Mechanical) to join our team at Queen Alexandra Hospital in Portsmouth on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary and benefits package.

The post holder will support the Estates Management team in the provision of a 24hr maintenance services within the Portsmouth Hospital University Trust, ensuring the efficient and effective operation and maintenance of hospital healthcare engineering systems and services and the promotion of good engineering practices, whilst ensuring compliance to statutory and healthcare engineering.

We are looking for an individual with previous hard FM experience, ideally within a healthcare setting, and a mechanical engineering background.

What will you deliver?

  • Ensure safe systems of work in line with HTM’s and recognised codes of practice and carry out the duties of Authorised Person, as designated, in accordance with Company and HTM standards for the multiple systems designated to you (following training, assessment and formal appointment)
  • Oversee the day to day management of the healthcare engineering systems under your control, ensuring all contractual and legislative Planned and Reactive Maintenance tasks are completed on time and to a high standard
  • To provide technical support in resolving complex and multifaceted issues with regard to the Estate
  • Monitor manage equipment maintenance records / service reports to ensure any follow on action is completed within promptly and recorded within the CAFM system and associated documentation, ensuring site document control process is followed for the healthcare engineering systems under your control
  • Manage and oversee external sub-contractors and professionals
  • Supervise and oversee the works conducted on healthcare engineering systems designated to you ensuring compliance with Good Industry Practice and HTM standards
  • Ensuring that contractor and the in-house engineering team are competence checked and they are appointed as Competent Persons
  • Develop and maintain close relationships and liaison with other stakeholders; i.e. Engineering Manager, Senior Operations manager, Head of Projects and Estates, site delivery team
  • Proactively assist in the ongoing development and day-to say delivery of a life-cycle plan, providing technical and managerial support as required
  • Implementation, action the day to day monitoring, and maintenance of risk management systems to ensure there is no uncontrolled clinical impact
  • To work within the quality (ISO 9001) system for the Estates Department
  • To undergo specialist training to meet the needs of the service
  • To work in areas occupied by patients and staff, having regard for the Health & Safety of occupants within that area
  • To observe statutory and other relevant requirements at all times, in particular those relating to the Health & Safety at Work Act, COSHH Regulations and Electrical IEE regulations
  • To carry out any other such reasonable tasks and duties relevant to the post as may be
  • To work as part of a multi-skilled team providing an efficient estates service
  • To be part of an out of hours on-call roster, must be able to be onsite within 1 hour

Who are we looking for?

  • ONC/HND in Engineering discipline (or Equivalent)
  • Previous experience in management of Mechanical Services

Project Manager

Equans is looking for a Lifecycle Project Manager to join our team in Birmingham on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

 

This role is fundamental to the delivery of all projects and lifecycle works on behalf of Equans and the Client. Meeting the Clients needs and ensuring works are delivered within budget and on time is paramount and the post holder needs to reflect this in the day-day operations. All projects must ensure a favourable financial return.

As part of the Project Management team you will take full accountability for the delivery of Variations and Life Cycle projects across the PFI site. As part of this you will be expected to take manage the P&L and H&S for your projects from concept to completion with the support from the Lead PM and Head of Projects. Your role will be fundamental to the efficient delivery of projects to both the SPV and Trust who you will build relationships with as part of your role. You will be expected to work well with the remainder of the team and support the wider Operational team to support the business in its Contractual delivery.

We are looking for a driven individual to add expertise and dimension to the team at the Hospital. The individual will be able to demonstrate flexibility and efficiency in responding to a changing workload and business imperatives while able to establish excellent working relationships within the existing team and clients alike. Experience within a contractual, KPI-driven environment and exposure to a hospital PFI environment a pre-requisite.

The ideal candidate will have an M&E or construction background and previous experience of end to end project management, being responsible for development through to completion.

What will you deliver?

  • Full Profit & Loss responsibility for your delivered projects & life cycle works
  • Build and sustain strong relationship with relevant stakeholders (Trust / SPV) at management level to ensure the continuation and growth of the pipeline for the foreseeable future
  • Support the wider Project, Life cycle and operational teams to ensure all work is carried out on time & to budget
  • Manage the team and ensure that there is continuity of service during staff absences/holidays
  • Ensure on time delivery and margin optimisation is achieved for all projects
  • Support all phases of the project, from initial request to close out, to meet all contractual requirements
  • Support the Lead PM with processes and governance across the site which will make the contract a Centre of Excellence across the business area
  • Continually refining the project delivery model to ensure the right resources and approach is deployed and optimised for each project
  • Make sure project risks are identified and managed through effective mitigation measures. Manage the implementation of designated projects. Ensure the project plan is maintained from inception to completion
  • Monitoring and communicating project financial performance and administration to the Lead PM so that you can review targets against budget
  • Oversee and support your team to co-ordinate operatives, suppliers in a planned and controlled manner ensuring efficiency and minimising costs
  • Implement and comply with Equans policies and procedures, all legal requirements and best practice within Equans Group's including regular safety inspections within the allocated business area
  • Detailed discussions with Trust staff and careful planning are required to ensure that works can proceed with the minimum of disruption to building users
  • Ensure as necessary, all drawings, specifications and tender documents are prepared. Must adhere to requirements to be compliant with all statutory requirements including Health and safety
  • Check and comment on designs and specifications provided by consultants for larger capital projects
  • Monitor working procedures and performance of suppliers with particular regard to health and safety. Liaise closely with Technical Services, and Estates Maintenance Managers to assist with monitoring and performance measurement
  • Responsible for undertaking work in any other building/property/location as required

Who are we looking for?

  • Proven background in FM, maintenance delivery, and the PFI environment
  • A strong Project Manager, who will have a proven track record working in Healthcare and delivering projects in a live environment
  • Strong Commercial awareness will be needed to manage and flow Supplier Contracts downstream.
  • Ability to show understanding of Local Authority legislation, Planning Applications, Fire and Building Regulations Approvals

  • A sound knowledge of the Health and Safety at Work Act, the Construction Design and Management Regulations and other relevant statutory requirements will be required
  • Able to demonstrate a sound understanding of technical and estates and building issues in the provision of construction, maintenance and FM services
  • Financially aware and able to use Equans finance software (Coupa) to support the team in the delivery of projects
  • HNC /HND or equivalent qualification in a building or engineering discipline
  • Good organizational skills and the ability to communicate at all levels
  • Experience of Microsoft Office software essential, including Outlook, Word, Excel and Project
  • Considerable experience operating in the public and/or private sector with a demonstrable track record of directly managing small works within a large and complex estate is essential

Electrical Service Maintenance Manager

We currently have an exciting opportunity for an Electrical Service Maintenance Manager to join our maintenance team working at a prestigious central government building in Westminster. This is a permanent full-time position working 40 hours per week from 08:00 to 17:00, Monday to Friday.

The role:

  •  Reporting to the Senior Operations Manager - Property Services
  • To efficiently manage the provision of Electrical Hard Services according to contractual and commercial requirements.
  • To manage all operations to ensure the health and safety of all users of the facilities; to build a relationship of trust with all stakeholders; to build a skilled team that is motivated and engaged.
  • Effectively manage processes and develop and implement standards for the site set by the Company and PFI contract.
  • To have a good understanding of the PFI contract (PA/CS) – in particular Sch 21
  • To build a skilled, collaborative team, that is motivated and engaged to deliver a quality of service that is ”best in class”.
  • To manage projects, variations and lifecycle works from inception to completion as required: providing and maintaining all documents, O&M’s/drawing and warranties
  • To manage all subcontracted services ensuring subcontractors are able to carry out their duties in a safe and timely manner and that work is contractually compliant.
  • To successfully manage all aspects of the PFI contract, in compliance with legislative and contractual requirements, ensuring that all QSE standards are met.
  • Working 40 hours per week from 08:00 to 17:00, Monday to Friday.

The person:

  • Must have significant experience in a similar role i.e. hard services FM background, ideally in a similar environment
  • Relevant industry qualifications ideally to HND level or above in electrical engineering is essential
  • Ability to manage workforce teams and strong knowledge in HR managed processes
  • Good level of commercial awareness desirable
  • Hold a minimum IOSH Health & Safety qualification
  • Experience of sub-contractor management
  • Strong customer service and communication skills, both written and verbal
  • Desirable to have held government security clearance
  • Desirable to have prior experience working on a PFI contract
  • Employment in this post is dependent upon obtaining security clearance; this requires 5 years’ residency in the UK and a current British or EU passport.

Assistant Facilities Manager

Equans is looking for an Assistant Facilities Manager to join our team in CCEP Uxbridge, Pemberton House, Bakers Road, Uxbridge, UB8 1EZ on a permanent basis. This is a full time role working 37.5 hours per week. On offer is a salary of £33,000 per annum and benefits package.

What will you deliver?

As the Assistant Facilities Manager role, you will assist in leading and directing the Equans service delivery at CCEP Uxbridge, covering hard services, security, cleaning, post room and catering. The role will support and aid the site Facilities Manager in ensuring that all works are completed/services delivered to programme, quality standards are maintained as expected and compliance needs are met, adhering to established best practice. 

Prior FM Experience is a must for this role.

As part of the Project Management team you will take full accountability for the delivery of Variations and Life Cycle projects across the PFI site. As part of this you will be expected to take manage the P&L and H&S for your projects from concept to completion with the support from the Lead PM and Head of Projects. Your role will be fundamental to the efficient delivery of projects to both the SPV and Trust who you will build relationships with as part of your role. You will be expected to work well with the remainder of the team and support the wider Operational team to support the business in its Contractual delivery.

We are looking for a driven individual to add expertise and dimension to the team at the Hospital. The individual will be able to demonstrate flexibility and efficiency in responding to a changing workload and business imperatives while able to establish excellent working relationships within the existing team and clients alike. Experience within a contractual, KPI-driven environment and exposure to a hospital PFI environment a pre-requisite.

The ideal candidate will have an M&E or construction background and previous experience of end to end project management, being responsible for development through to completion.

What will you deliver?

  • Full Profit & Loss responsibility for your delivered projects & life cycle works
  • Build and sustain strong relationship with relevant stakeholders (Trust / SPV) at management level to ensure the continuation and growth of the pipeline for the foreseeable future
  • Support the wider Project, Life cycle and operational teams to ensure all work is carried out on time & to budget
  • Manage the team and ensure that there is continuity of service during staff absences/holidays
  • Ensure on time delivery and margin optimisation is achieved for all projects
  • Support all phases of the project, from initial request to close out, to meet all contractual requirements
  • Support the Lead PM with processes and governance across the site which will make the contract a Centre of Excellence across the business area
  • Continually refining the project delivery model to ensure the right resources and approach is deployed and optimised for each project
  • Make sure project risks are identified and managed through effective mitigation measures. Manage the implementation of designated projects. Ensure the project plan is maintained from inception to completion
  • Monitoring and communicating project financial performance and administration to the Lead PM so that you can review targets against budget
  • Oversee and support your team to co-ordinate operatives, suppliers in a planned and controlled manner ensuring efficiency and minimising costs
  • Implement and comply with Equans policies and procedures, all legal requirements and best practice within Equans Group's including regular safety inspections within the allocated business area
  • Detailed discussions with Trust staff and careful planning are required to ensure that works can proceed with the minimum of disruption to building users
  • Ensure as necessary, all drawings, specifications and tender documents are prepared. Must adhere to requirements to be compliant with all statutory requirements including Health and safety
  • Check and comment on designs and specifications provided by consultants for larger capital projects
  • Monitor working procedures and performance of suppliers with particular regard to health and safety. Liaise closely with Technical Services, and Estates Maintenance Managers to assist with monitoring and performance measurement
  • Responsible for undertaking work in any other building/property/location as required

Who are we looking for?

  • Proven background in FM, maintenance delivery, and the PFI environment
  • A strong Project Manager, who will have a proven track record working in Healthcare and delivering projects in a live environment
  • Strong Commercial awareness will be needed to manage and flow Supplier Contracts downstream.

  • Able to demonstrate a sound understanding of technical and estates and building issues in the provision of construction, maintenance and FM services
  • Financially aware and able to use Equans finance software (Coupa) to support the team in the delivery of projects
  • HNC /HND or equivalent qualification in a building or engineering discipline
  • Good organizational skills and the ability to communicate at all levels
  • Experience of Microsoft Office software essential, including Outlook, Word, Excel and Project
  • Considerable experience operating in the public and/or private sector with a demonstrable track record of directly managing small works within a large and complex estate is essential

The role:

  • Reporting to the Contract Manager
  • To manage and oversee the Gas & M&E services provided by our mobile team

  • Project manage large projects which involves travelling to sites following CDM regulations
  • Manage client relationships and business development, ensuring visibility on sites
  • Management of subcontractors relating to gas & M&E work
  • Responsible for quotations, renewal and formulation of contracts to support the growth of Equans mobile solutions, integrating into existing and new contract opportunities
  • Full responsibility for ensuring reactive, PPM and project work for Gas & M&E are being completed and closed off in the time required
  • Working with Contract Manager and commercial to manage budget allocation 
  • Working 40 hours per week, from 08:00 to 17:00, Monday to Friday with participation in the management call out rota

The person:

  • Qualified at the appropriate level in a building services related discipline, must have understanding of CDM and a Good understanding of statutory compliance regulations
  • Strong technical background inclusive of gas, HVAC
  • Experience of using a CAFM system and be computer literate and able to use MS Office competently
  • Must have experience managing projects up to £250k
  • Strong Health & Safety background
  • Must be used to being client facing with excellent communication skills
  • Able to obtain DBS clearance and Met police clearance
  • Full clean driving license is essential – must be willing to be mobile and to travel to sites

Technical Services Manager - Electrical

Equans is looking for a Technical Services Manager (Electrical) to join our team in Birmingham on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, bonus and benefits package.

 

Reporting to the Head of Estates, the post holder will be responsible for coordinating the activities of the maintenance services in accordance with the requirements of the Contract for the Sandwell and West Birmingham Hospitals.

The Technical Services Manager will be an essential member of the team tasked with ensuring that the delivered facility is of a high standard both in terms of quality and functionality. The role will have a significant impact on the long-term operation and maintainability of the infrastructure, services and building fabric as well as providing a robust structure based on accurate data to enable the effective maintenance of the hospital.

What will you deliver?

  • Directly accountable for managing the delivery and compliance of the day-to-day maintenance services
  • Deputise for the Head of Estates during absence from site as directed by Senior Management Team
  • Have a high level of technical knowledge covering complex system installed within a healthcare environment
  • Ensure that all planned preventative maintenance activities are planned and scheduled in conjunction with the Planning Coordinator for buildings, plant and equipment using the Maximo system, with consideration to statute, Regulations, ACOP’s and Guidance (HTM’s)
  • Lead in undertaking negotiations with subcontractors and suppliers to provide a cost-effective service with reference to the contract SLA’s
  • Responsible for specific elements of budgetary control and give additional assistance with financial controls with reference to departmental budget, stock, contracts etc
  • To review the quality of work undertaken by both directly employed staff and contractors
  • Ensure cover is provided at all times by ensuring shift rotas are adequately covered
  • Responsible for the safety of plant, equipment, and infrastructure and for safe working practices
  • Monitor and ensure adherence to all Statutory Standards and Regulations and Department of Health requirements providing reports and assurance to both Senior Management and the Client that all contractual requirements are being met
  • Attend and chair as required Health & Safety forums with staff and the client on a regular basis
  • Ensure that plant and equipment data and information is delivered in an accurate and timely manner to enable Lifecycle Planning to be developed
  • Plan and assist in the production of condition surveys and subsequent action plans in a timely manner allowing milestone targets and goals to be achieved
  • Responsible for the execution of any other estates and facilities related duties in an emergency/urgent situation, as directed by the Head of Estates or Senior Management Team
  • Participate as a member of the Estates Team by achieving Authorised Person (AP) status in a number of disciplines as required and directed by Senior Management Team which will include High Voltage and Low Voltage and at least 2 of the following key disciplines along with any other disciplines deemed necessary
  • Required to participating in the ‘on call’ rota as and when required, after suitable training and relevant experience is gained as directed by Senior Management
  • Required to supervision and participating in a ‘recall to work’ procedure for emergency repairs as required when not on call

Senior Technical Services Manager

Equans is looking for a Senior Technical Services Manager to join our team in Manchester at Tameside and Salford hospitals on a permanent basis. This is a full time role working 37.5hours per week. On offer is a salary up to £60,000, bonus and company vehicle or allowance and benefits package.

The Senior Technical Services Manager is to be based at Tameside General Hospital/Salford Royal Hospital as required. The role holder will report to the Head of Technical.

You will lead, motivate, support, and provide direct guidance to the Technical Managers, Supervisors and operatives in providing the technical service delivery across both estates.

Ensure delivery of effective and efficient maintenance services encompassing mechanical, electrical, building fabric and small project management.

  • Delivery of Monthly KPI’s Evidence & Promote harmonised team working. Co-ordinating with the Performance & Workflow Manager. –
  • Allow Technical Managers to focus and concentrate on BAU, being the supporting interface between client communications.
  • Working with direct reports to ensure the collaborative development of the business, effective teamworking, and support to colleagues. - Ensure safe systems of work are in place and always used.
  • Undertake AP/RP positions/duties such as L8, Med Gas - Ensure adherence to all Statutory Standards and Regulations and Department of Health requirements.
  • Attend Union meetings, Health & Safety forums, Employee Forums and other regular meetings with staff and the client on a regular basis.
  • Delegate when required for the Head of Technical Services. - Ensure that staff performance is managed as required through for example, performance appraisals, disciplinary proceedings, and grievances.
  • Ensure that the Technical Services Team have a customer focussed and service delivery culture. Support on the delivery of lifecycle and projects across both hospitals.
  • Proactively identify and manage the professional development and training needs of the technical staff.
  • Produce technical reports and evidence as required for assurance and auditing.
