Equans is looking for a Quantity Surveyor-Defects to join our team in Smethwick on a 12-month fixed term contract. This is a full-time role working 37.5 hours per week. On offer is a salary banding of £50,000-£60,000, dependent upon skills and experience, company vehicle or allowance, bonus and benefits package.


The Quantity Surveyor (Defects Team) will provide QS support for defect rectification works at Midland Metropolitan University Hospital, Birmingham. Equans is required to scope, price, and carry out “Fix Events” to rectify defects at the new hospital, for our client SWBH Trust. Equans may recover the costs for these Fix Events by pursuing the construction contractor Balfour Beatty or failing that recover costs from SWBH Trust. The Quantity Surveyor (Defects Team) will assess costs and provide estimates for defect rectification works Equans is required to carry out, along with reviewing tenders and monitoring expenditure for rectification projects. In addition, they will support the Compliance & Defect Manager in assessing and claiming recovery of costs for defect works from the construction contractor or Trust.

The Quantity Surveyor (Defects Team) will support the Compliance & Defect Manager in attending Defect Meetings with the client and construction contractor, negotiating prices with suppliers, producing statements of claim for recovery of defect/Fix Event costs, and presenting tender reviews to senior management for internal governance. The role also requires close working relationships with the commercial team and wider operations team that deliver Facilities Management Services at the new hospital. This role interacts with managers of all levels both internally and within our client and supplier organisations – good communication skills are essential.

This individual will work within the Defect Team in costing and monitoring defect rectification works at the new hospital, including prevention of losses and maximising potential recovery of costs from the building contractor and/or client. This also requires ensuring that costs are managed in accordance with each project’s governed position.

What will you deliver?

  • Supporting the Defects Manager and Director of Operations in delivering a portfolio of defect rectification works, between a value of £10K to £0.5m
  • Provide reliable quotes to client with supporting cost quantification that can be robustly defended in disputes
  • Participating in the project valuation and risk reviews for governance processes including presenting to the Regional Commitment Committee and Sector Commitment Committee
  • Negotiating, on an equitable basis, internally and externally to ensure that the business obtains best value and minimised risk of losses
  • Working within subcontract review and governance frameworks
  • Dealing reactively in mitigation of key risk areas as they arise and providing support to Defects Manager or Finance and Operations to resolve in a timely manner
  • Working within the operating environment to ensure Equans Code of Conduct is thoroughly understood, adhered to, and promoted across the business to ensure safe, compliant, and consistent working practices
  • To take personal responsibility & accountability for actions, constantly striving to improve and exceed expectations ensuring safety and quality are never compromised
  • Correctly processing confidential/commercially sensitive information
  • upporting governance to ensure compliance with the requirements of the contract and Equans’ processes
  • Leading Tender reviews, comparison of offers, and producing tender reports

Who are we looking for?

  • Suitable quantity surveying experience delivering multiple projects simultaneously within a post-construction and/or facilities management environment, with experience of submitting cost claims
  • Educated to degree/ diploma level in Quantity Surveying
  • Understanding and practical application of base English law applicable to contracts generally and the projects within the construction and/or FM industry in particular
  • Excellent communicator
  • Excellent financial acumen with an ability to assess costs and analyse complex data and documentation with accuracy
  • Effective worker with proven experience of delivering under pressure in a project environment
  • Sound understanding of risk analysis and management
  • IT literate with knowledge of MS applications e.g. Word, PowerPoint, Excel

This role includes a DBS Standard check therefore ability to pass is essential.
