We currently have an exciting opportunity for a Hard FM Service Manager to join our Facilities Management team at the University of Essex in Colchester.  This is a permanent full-time role working 40 hours per week, Monday to Friday.


The role:

  • Reporting to the Contract Manager
  • Responsible for all operational systems and assets within a student accommodation building
  • Responsible for the cost effective management of all employed and sub-contracted planned and reactive maintenance labour across M&E, Building Fabric and Grounds Maintenance disciplines.
  • To manage the daily performance of services and incorporate a detailed understanding of service requirements and deductions, utilising the Maximo CAFM system as the integrated operational system
  • Be the direct interface on operational planning and delivery of service to our client providing a compliant & safe environment and ensuring we meet client expectations 
  • Review existing PPM’s and if required, devise new PPM regimes for site assets to ensure optimum operational availability and life cycle.
  • To assist contractual performance in accordance with agreed budgets, compliance with the performance monitoring systems, and continually enforce cost efficiencies 
  • Management of operational revenue budgets to maintain agreed expenditure levels 

  • Oversee the security department, liasiing with the Security Supervisor to ensure service provision meets all SLA and KPI requirements
  • Working 40 hours per week from 08:00 to 17:00, Monday to Friday with participation in the management on call rota

The person:

  • Will come from a Hard FM background with an Engineering qualification to ONC / HNC in a relevant discipline
  • Strong track record of working effectively in a customer-focused environment
  • Must have experience of managing staff within facilities management and excellent communication, leadership and motivational skills
  • Will have an understanding of statutory compliance and contract deliverables
  • Will have experience of managing multi-functional teams
  • Willing to undertake training for AP and RP roles for specialist service delivery streams e.g. Water Management, Asbestos, if required
  • Desirable to have strong financial acumen and budget experience
