Technical Services Manager

Equans is looking for an Technical Service Manager to join our team in Merseyside on a permanent basis. This is a full-time role working 40 hours per week. On offer is a competitive salary, bonus and benefits package.

Covering the North West Fire & Rescue portfolio of 16 PFI fire stations from Cumbria to Merseyside the TSM will be responsible for the technical performance and maintenance of standards within the contracts.

They will provide guidance to others on site, showing technical expertise in mechanical, electrical and fabric systems, to ensure appropriate and compliant solutions and efficient customer service delivery. Manage a team of engineers to ensure full compliance with all relevant regulations.

What will you deliver?

  • Planning and implementation of change to improve service and operational quality and customer satisfaction.
  • Ensure customer focused service delivery, contractual and procedural compliance across the PFI contracts with regards to the following aspects of the Contract:
  • Ensure the provision and maintenance of a high level of Mechanical / Electrical / Support to our Clients.
  • Ensure up to date accurate asset management and support to the Life Cycle Manager in complying with the contract life cycle requirements.
  • Manage a team of engineering staff in order to maintain the sites to contractual and acceptable standard.
  • Form part of the RP/AP roles as required by the contracts
  • Offer technical support as required to the business.
  • Ensure all statutory obligations are maintained in line with current legislation.
  • Management of Reactive works to ensure contractual timescales are met.
  • Management of PPM to ensure contractual / statutory timescales are met.
  • Management of the engineer’s day to day work schedules
  • Manage the organisation of Statutory Inspections to ensure compliance with contractual and legal obligations.
  • Completion of Health and Safety audits in line with agreed programme including follow up action and reporting.
  • Staff management including monitoring, induction and actions where necessary.
  • Sub-contractor management.
  • Ensure records are maintained, up to date and available via Contract Network Drive or similar.
  • Understand and meet ongoing customer requirements, develop effective working relationships with business partners, suppliers and subcontractors.

Who are we looking for?

  • Working within Hard services in a supervisory or higher role for a minimum of three years.
  • Working knowledge of other services such as support services, Admin, Finance
  • Working experience of People Management, Sickness, Performance, Risk Management and compliance with HR legislation.
  • Experience of Managing Subcontractors and maintaining standards.
  • Responding to bespoke client/ operational requests for information.
  • Ad hoc reporting requirements for management and client to be undertaken.
  • Good working knowledge of standard IT packages.
  • Excellent communication and customer service skills as well as the ability to build positives.
  • Able to work on own initiative.
  • Excellent communication skills, both oral and written.
  • Experience of analysis of data and reporting writing.
  • Have a minimum of IOSH Working Safely.
  • Well versed and understand statutory compliance and reporting.
  • Experience of Asset Management and CAFM systems.
  • Experience of Life Cycle management and requirements.
  • Experience of working and adhering to budgets, offering cost effective solutions.

Small Works & Lifecycle Co-ordinator - FM

We currently have an exciting opportunity for a Small Works & Lifecycle Co-ordinator - FM to join our Facilities Management team at the John Radcliffe hospital in Oxford.  This is a permanent full-time role working 40 hours per week, from 08:00 to 17:00, Monday to Friday.

The role:

  • Reporting to the Lifecycle & Legacy Manager
  • Manage the delivery of small works and the repair or replacement of the Mechanical & Electrical assets, building fabric infrastructure, furniture, fixtures and equipment inclusive of certain medical devices.
  • Ensure that all small works enquiries are effectively quoted and actioned in accordance with the schedule of rates.
  • Obtain quotations and delivery programmes from the supply chain and where appropriate ensure internal costs are included in the final proposal
  • Prepare and obtain approval for the work submissions to support the programme
  • Ensure that subcontracts/purchase orders are generated and issued prior to commencement of work
  • Management of the supply chain to ensure works are delivered to time, quality and cost.
  • Ensure the asset register, asset database (CAFM) and record drawings are updated
  • Support the contract finance team with their preparation of the monthly accounts
  • Working 40 hours per week, from 08:00 to 17:00, Monday to Friday

 

The person:

  • Must have excellent interpersonal skills
  • Previous experience of project management / administration is essential
  • Essential to have good numerical and written skills
  • Must have a strong understanding of I.T. systems; desirable to have knowledge of Maximo
  • Previous healthcare background is desirable
  • Desirable to hold a PRINCE2 qualification

Reactive Supervisor

Equans is looking for a Reactive Supervisor to join our team at Midland Metropolitan University Hospital (MMUH) in Smethwick on a permanent basis. This is a full-time role working 40 hours per week, based on a shift pattern that consists of working evenings and weekends. There is also an on-call rota. What will you deliver?

  • Daily monitoring of completion of reactive tasks and chasing Engineers
  • Assist in the ongoing management of the Maximo CAFM system ensuring it is up to date and correct at all times
  • Support chase through and completion of outstanding jobs, ensuring notes are up to date and first responses are met
  • Assist in the upkeep of O&M Manuals & addition of assets/PPM to the CAFM system following completion of project works onsite
  • Ensuring compliance of all works documentation
  • Ensuring LOP’s are in place, reviewed annually. Both electronic/hard copies are maintained
  • Monitoring reactive jobs and highlighting any that fall over the maintenance cap onsite
  • Assist the collation of information facilitate Damage claims with the client
  • Support the Contract Services Manager by producing monthly deduction and service reports, weekly failure updates, utilisation reports and any other reports as required
  • Monitor performance of contract on weekly basis to identify trends and minimise failures by providing advice, feedback and updates to the team in the promotion of best commercial practice in relation to payment mechanism deductions and SFPs
  • Lead the outstanding works sessions (where required) with the Technical Service Managers & ensure all workflow is chased & completed within contractual timescales
  • Contribute to company & contract plan by meeting own performance objectives and supporting others in achieving theirs
  • Assist in Service Audits on a Monthly basis, as per agreed schedule
  • Provide cover for the helpdesk & admin team, during absence
  • Managing weekly, bi-weekly, quarterly, bi-annual and annual reporting data in agreed trackers against all site KPI’s to feed into month end reporting
  • Recording Trust Works jobs undertaken on site and ensuring that, outside of those hours included in the contract, additional works undertaken by the site team are captured and recharged accordingly
  • Interface with Senior Managers and Directors within EQUANs and the Trust, attend and represent EQUANs at meetings as required

Industrial Safety Manager

What will you deliver?

  • Interpret the strategy in promotion of the Equans/EDF Industrial Safety, environment and quality model at an individual Station and within the wider Unitary EDF Safety framework, so that physical and emotional wellbeing is our most critical priority.
  • Work closely with the Industrial Safety Director and the Site Leadership Team outputs to contribute to development of a plan and strategy to improve safety performance and manage high potential risks related to the site.
  • Responsibility for the collation of monthly reports and policy/guidance/operating procedure development to support operational delivery of all health and safety programmes.
  • Ensure that the site under their responsibility operate to the highest standards of health and safety management through being responsible for the delivery of the BU SAFETY strategy and through engagement at all levels to ensure continuous improvement, world class performance and the development of a positive SAFETY culture.
  • Support RCA incident investigations: Ensuring sites are supported in the prompt closure of all actions related to these incidents.

Life Cycle Project Manager

Equans is looking for a Lifecycle Project Manager to join our team in Birmingham on a fixed term contract for 24 months. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

 

This role is fundamental to the delivery of all projects and lifecycle works on behalf of Equans and the Client. Meeting the Clients needs and ensuring works are delivered within budget and on time is paramount and the post holder needs to reflect this in the day-day operations. All projects must ensure a favourable financial return.

As part of the Project Management team you will take full accountability for the delivery of Variations and Life Cycle projects across the PFI site. As part of this you will be expected to take manage the P&L and H&S for your projects from concept to completion with the support from the Lead PM and Head of Projects. Your role will be fundamental to the efficient delivery of projects to both the SPV and Trust who you will build relationships with as part of your role. You will be expected to work well with the remainder of the team and support the wider Operational team to support the business in its Contractual delivery.

We are looking for a driven individual to add expertise and dimension to the team at the Hospital. The individual will be able to demonstrate flexibility and efficiency in responding to a changing workload and business imperatives while able to establish excellent working relationships within the existing team and clients alike. Experience within a contractual, KPI-driven environment and exposure to a hospital PFI environment a pre-requisite.

The ideal candidate will have an M&E or construction background and previous experience of end to end project management, being responsible for development through to completion.

What will you deliver?

  • Full Profit & Loss responsibility for your delivered projects & life cycle works
  • Build and sustain strong relationship with relevant stakeholders (Trust / SPV) at management level to ensure the continuation and growth of the pipeline for the foreseeable future
  • Support the wider Project, Life cycle and operational teams to ensure all work is carried out on time & to budget
  • Manage the team and ensure that there is continuity of service during staff absences/holidays
  • Ensure on time delivery and margin optimisation is achieved for all projects
  • Support all phases of the project, from initial request to close out, to meet all contractual requirements
  • Support the Lead PM with processes and governance across the site which will make the contract a Centre of Excellence across the business area
  • Continually refining the project delivery model to ensure the right resources and approach is deployed and optimised for each project
  • Make sure project risks are identified and managed through effective mitigation measures. Manage the implementation of designated projects. Ensure the project plan is maintained from inception to completion
  • Monitoring and communicating project financial performance and administration to the Lead PM so that you can review targets against budget
  • Oversee and support your team to co-ordinate operatives, suppliers in a planned and controlled manner ensuring efficiency and minimising costs
  • Implement and comply with Equans policies and procedures, all legal requirements and best practice within Equans Group's including regular safety inspections within the allocated business area
  • Detailed discussions with Trust staff and careful planning are required to ensure that works can proceed with the minimum of disruption to building users
  • Ensure as necessary, all drawings, specifications and tender documents are prepared. Must adhere to requirements to be compliant with all statutory requirements including Health and safety
  • Check and comment on designs and specifications provided by consultants for larger capital projects
  • Monitor working procedures and performance of suppliers with particular regard to health and safety. Liaise closely with Technical Services, and Estates Maintenance Managers to assist with monitoring and performance measurement
  • Responsible for undertaking work in any other building/property/location as required

Who are we looking for?

  • Proven background in FM, maintenance delivery, and the PFI environment
  • A strong Project Manager, who will have a proven track record working in Healthcare and delivering projects in a live environment
  • Strong Commercial awareness will be needed to manage and flow Supplier Contracts downstream.
  • Ability to show understanding of Local Authority legislation, Planning Applications, Fire and Building Regulations Approvals
  • High level of verbal, written and numeric skills and must be computer literate.  A sound knowledge of standard spreadsheet packages and computerized estates and project management systems
  • Must be able to work with all stakeholders and operational staff, be self-motivating, able to work on own initiative, liaise and delegate effectively with staff operating in a multi-disciplinary environment
  • A sound knowledge of building and engineering services design and associated British Standards
  • A sound knowledge of the Health and Safety at Work Act, the Construction Design and Management Regulations and other relevant statutory requirements will be required
  • Able to demonstrate a sound understanding of technical and estates and building issues in the provision of construction, maintenance and FM services
  • Financially aware and able to use Equans finance software (Coupa) to support the team in the delivery of projects
  • HNC /HND or equivalent qualification in a building or engineering discipline
  • Good organizational skills and the ability to communicate at all levels
  • Experience of Microsoft Office software essential, including Outlook, Word, Excel and Project
  • Considerable experience operating in the public and/or private sector with a demonstrable track record of directly managing small works within a large and complex estate is essential

Control of Works Manager

Equans is looking for a Control of Works Manager to join our team in Oxford on a permanent basis. This is a full-time role working 40 hours per week. On offer is a salary of £54,000, dependent upon skills and experience, and benefits package.

The post holder will be responsible for the delivery of HSSE Arrangements for Control of Works, including the management, implementation and ongoing support of the quality, health safety and management systems. To manage reactive and planned maintenance. To manage minor works projects reactive and PPMs.

We are looking for an individual with previous Facilities Management experience, a Mechanical or Electrical bias and strong Stakeholder Management skills.

What will you deliver?

  • Review of task Risk Assessments, Method Statements, competencies and task programmes to ensure appropriate controls and Safe Systems of Work are in place for all tasks conducted by contractors and non-routine tasks/ projects carried out by resident teams
  • Supervise the Grounds, Fabric and M&E engineering team
  • Deliver Control of Works Health & Safety inductions for all non-resident contractors carrying out works
  • Conduct Assurance checks and site inspections of active work to ensure compliance with agreed Safe Systems of Work and existing controls are effective
  • Administration of the UWL estate Permit to Work, Site Work Authorisation and LOTO procedures
  • Maintain high visibility of the Control of Work processes and activities through engaging verbal and written communications relevant to the process and operational impacts
  • Ensure incidents are recorded and investigated through the Equans and client web-based system and that hazards are captured through the HSSE local reporting system and ensure effective closure of actions
  • Monthly reporting of Control of Works KPIs and safety statistics
  • Conduct assurance checks on tasks in progress to evaluate contractor compliance with approved Safe Systems of Work
  • Support operations managers, Authorised Persons for Permits to Work and service providers with training and toolbox talks relevant to the Control of Works arrangements
  • Participation in the Duty Manager rota. Inclusion to call out rota to assist constant high-level service to client required
  • Establish and maintain strong relationships with key stakeholders in the FM and client’s organisations
  • Ensure that the appropriate record keeping processes are maintained to demonstrate compliance with contract deliverables and company procedures
  • Ensure all COSHH, Risk assessment for site are reviewed and current
  • The overall management of any small works, which may be as a result of remedial actions from PPM’s/reactives or as separately instructed by the Client
  • To liaise with the client and sub-contractors and on-site team and attending meetings when required
  • To fulfil Health & Safety responsibilities by adherence to the requirements of the Company's Health & Safety Policy, Health & Safety Management Plans and safe site
  • To comply with the Company’s Policies, Management Plans and Procedures
  • To undertake such other duties appropriate to the level and character of work as may reasonably be required within the Department / Service

Who are we looking for?

  • Previous stakeholder management experience
  • Previous facilities management experience
  • Previous sub-contractor management experience
  • IOSH Certification
  • Must be able to manage people, be self- motivating, able to work on own initiative, liaise and delegate effectively with staff operating in a multi-disciplinary environment
  • High level of verbal, written and numeric skills and must be computer literate with knowledge of CAFM systems and all Microsoft Office packages
  • A sound knowledge of the Health and Safety at Work Act, the Construction Design and Management Regulations and other relevant statutory requirements will be required
  • Able to demonstrate a sound understanding of technical and estates and building issues in the provision of construction, maintenance and FM services
  • Good organizational skills and the ability to communicate at all levels

  • City & Guilds 2330 Level 2, Level 3, (Level 4 – desirable) or
  • City & Guilds 2560 (2357) – Diploma
  • 18th Edition of the Wiring Regulations (BS 7671 – 2018 Amendment)
  • City & Guilds 2394 Testing & Inspection Certification
  • City & Guilds 2395 Testing & Inspection Certification

Combustion & Mechanical Operations Manager - Mobile

We currently have an exciting opportunity for a Mobile Combustion & Mechanical Operations Manager to join our Mobile Maintenance Engineering team. The mobile team in London supports reactive and PPM maintenance activities across all the sites we currently operate ranging from schools, universities and hospitals to major Government buildings across Greater London and the South East. Please note this is a mobile role with travel across sites/contracts in London and surrounding areas.

The role:

  • Reporting to the Contract Manager
  • To manage and oversee the Gas & M&E services provided by our mobile team
  • Responsible for the management and delivery of the combustion and mechanical team to ensure we provide a quality service and are recognised for engineering excellence.
  • Project manage large projects which involves travelling to sites following CDM regulations
  • Manage client relationships and business development, ensuring visibility on sites
  • Management of subcontractors relating to gas & M&E work
  • Responsible for quotations, renewal and formulation of contracts to support the growth of Equans mobile solutions, integrating into existing and new contract opportunities
  • Full responsibility for ensuring reactive, PPM and project work for Gas & M&E are being completed and closed off in the time required
  • Working with Contract Manager and commercial to manage budget allocation 
  • Working 40 hours per week, from 08:00 to 17:00, Monday to Friday with participation in the management call out rota

The person:

  • Qualified at the appropriate level in a building services related discipline, must have understanding of CDM and a Good understanding of statutory compliance regulations
  • Strong technical background inclusive of gas, HVAC
  • Experience of using a CAFM system and be computer literate and able to use MS Office competently
  • Must have experience managing projects up to £250k
  • Strong Health & Safety background
  • Must be used to being client facing with excellent communication skills
  • Able to obtain DBS clearance and Met police clearance
  • Full clean driving license is essential – must be willing to be mobile and to travel to sites
